Property yields continue to fall across Europe

European commercial real estate markets saw further yield contraction in Q3 2015 across all property sectors, reflecting growing investor demand and very low bond yields, according to the EMEA Prime Rents and Yields survey from global property advisor CBRE. Across the total of 162 sector/city combinations throughout the EMEA region, 71 saw prime yields moving lower and none saw any increase over the quarter.

Occupier and investment sentiments further improve in CEE countries

The RICS Commercial Property Monitor for Q3 2015 showed that expectations for commercial property markets in Central and Eastern European countries have improved remarkably. Both, the Occupier Sentiment Index and the Investment Sentiment Index stands in positive territory across all sectors and projections for the future also paint a positive picture.

Immofinanz sells logistics portfolio to Blackstone

Immofinanz has signed a contract with Blackstone for the sale of its entire logistics portfolio. The transaction covers all 36 logistics standing investments with approx. one million sqm of rentable space, which are located for the most part in Germany (24 properties) as well as in Hungary (5), Romania (3), Poland (2), Slovakia (1) and Russia (1). Blackstone will also purchase three development projects with approx. 65,000 sqm currently under construction in Hamburg (DE), Bucharest and Ploiesti (RO), which will be completed by Immofinanz, as well as land reserves. Blackstone will integrate all the assets into Logicor, its European logistics platform.

The value of industrial properties in Central Europe is growing

Both the development and take-up of industrial parks in Central Europe is continuing and slightly accelerating in comparison with last year, according to research from Cushman & Wakefield. The appetite for investing in commercial properties is also increasing, with a shortage on the supply side making buyers willing to pay more. New leases

  • Activ Property Services brokered the transaction in which moveX leased 3,300 sqm of modern logistics space within the Mega Company Park in Chiajna, near Bucharest.
  • The Polish branch of Lufthansa Technik AG, a global provider of maintenance, repair and overhaul services for civil aviation, has joined the group of tenants at the Infinity office building in Wrocław. The company has leased over 860 sqm of office space in the building, in the heart of the city on ul. Legnicka. Lufthansa Technik AG will move into its new headquarters in April 2026. The lease was signed for seven years.
  • Fortress Logistics Real Estate, part of South African global investment platform, has set up office in the third floor of the Metropolitan building on Piłsudski Square. The Warsaw office will overlook the Ministry of Culture and the Raffles Europejski Hotel.

New appointments

  • Romanian developer Redport has appointed Sorin Ioan Blaga as COO. In recent years, Blaga has served as CEO of Liebrecht & wooD Romania, managing real estate developments with a combined value of several hundred million euros, and as COO & Co-CEO of The Concept Group.
  • From mid-October, László Csapó will take up the position of Director of Business Development at Danubius Hotels Zrt. He succeeds Andrea Róna, who had held the position since 2022.
  • Cushman & Wakefield Echinox has named Gabriel Vințe as Business Development Manager within the Project & Development Services (PDS) department. He will also oversee the business line dedicated to sustainability services. Vințe has over 21 years of experience gained in renowned companies across sectors such as financial services, retail, residential, and consultancy.
