The Neopark office complex, one of the flagship investments of Yareal Polska, is now fully leased, with companies such as Play, Inpost, New Work, Olympus and Mitsubishi opening their offices in the buildings’ 24,000 sqm of space. Experts from JLL were responsible for the commercialization of the project.


Neopark is a two-building office complex with a campus-like development scheme. Its central point is a courtyard filled with greenery, which, together with a restaurant located on the ground floor and a terrace, provides suitable spaces for meetings and relaxation for both tenants and residents.

“We started the construction of Neopark at a time when the office market in industrial Służewiec was relatively extensive, but where there was a lack of innovative projects that could attract large players to relocate to this part of the city. The commercial success of our investment is certainly excellent news for the residents and investors present here. The total commercialization of Neopark illustrates the business attractiveness of this part of Warsaw, which has been undergoing a major transformation for some time now. These changes are connected with the increasingly extensive service, catering and hotel stock and go hand in hand with the dynamically developing housing market. This diversity works positively for the new Służewiec brand, as a place suitable not only for work but also for life,” comments Katarzyna Pankiewicz, Head of Leasing at Yareal.

The complex reached 100% leased with the conclusion of expansion agreements by such companies as New Work (with an additional approx. 400 sqm) and Inpost (an additional approx. 440 sqm). The largest tenant in the facility is the mobile phone operator Play, which will move into its 11,000 sqm office later this year. 

“We started working with Yareal exactly four years ago when Neopark was in the initial phase of construction along with additional investment projects related to public transport in the area. Despite these challenges and the reconstruction of Marynarska Street, we managed to select a diverse group of tenants, with well-known brands leading the way, to commercialize the entire complex. The market success of Neopark is a result of several factors. Firstly, it is perfectly designed and its intimate character has very comfortable working conditions. Employees are satisfied with the range of facilities, which includes, among others, a restaurant, fitness club, infrastructure for cyclists, and last but not least its great location,” explains Tomasz Czuba, Head of Office Leasing, JLL Poland. 

Neopark is located on the crossroads of Cybernetyki and Wynalazek Streets, only 20 minutes by car from the centre of Warsaw, ten minutes from Fryderyk Chopin International Airport and four minutes from Galeria Mokotów.

New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.

Green finance becomes the new rule for Romanian real estate

Sustainability criteria are playing an increasing role when banks finance real estate projects in Romania, while buildings that meet green finance standards can obtain better terms. These are the findings of a study carried out by Colliers on the local market, based on responses from four commercial banks, which together hold more than half of the Romanian banking system's assets, and two multilateral development banks active in the real estate sector. The clearest rule identified for new buildings is the NZEB-10% standard, applied by all institutions analysed. All six require the primary energy demand of a new building to be at least 10% below the national NZEB threshold, and a project that does not meet this standard may still be financed, but the loan will generally not be classified as green finance.
