White Star Logistics, a joint venture between White Star Real Estate and Bain Capital Credit, will build a 30,000 sqm logistics and manufacturing park in Łodź. The complex will consist of two buildings, the first of which will be commissioned in the first half of 2023. This is another investment of White Star Logistics, which was announced in recent months - after warehouse parks in Raszyn, Nowy Konik and Toruń. 


The new logistics and production park is located at the exit from the A1 freeway to Brzezińska Street, which also leads to the centre of Łódź. As the project already has a legally binding building permit, groundworks on the first building should start within the next few months.

"The space in our latest investment in Łódź will be tailored to the needs of both manufacturing and logistics tenants. In addition to large modules, we also want to offer space for local entrepreneurs. In this region, such multifunctional parks fit the needs of local business and at the same time, for logisticians, they guarantee convenient connections to the road network, which has a positive impact on the stability of supply chains. Similarly to all our investments, the newest one will be developed with the use of the so-called green solutions, which will be confirmed by a BREEAM certificate on at least a very good level", says Bartosz Szewczyk, Managing Director at BREEAM Polska", says Bartosz Szewczyk, Managing Partner in White star Real Estate.

As part of the standard finishing, the logistic-industrial park will be equipped, among others, with modern LED lighting, presence sensors in the common parts of the office space, and outside the buildings with dusk sensors and reinforcement of the roof structure to enable the installation of photovoltaic panels.

"We are incorporating a significant portion of the solutions associated with the implementation of the ESG strategy into our standard of finishes. White Star Logistics facilities will have, among other things, a rainwater storage system for watering plants, chargers for electric cars, and outdoor landscaping to incorporate biodiversity. We also strive to implement other elements in consultation with the tenants", adds Dominik Buczkowski, Industrial Business Development Director in White Star Real Estate.

The advantage of Łódź, as well as the whole region of Central Poland, is its geographical location and very good road infrastructure. With access to two key arteries: A1 and A2, it is a convenient point for north-south and east-west communication, which makes this location one of the most important warehouse markets in Poland. 

"Central Poland still has huge potential in the warehouse market, mainly due to its excellent location, which attracts tenants. The convenient connection to the junction of the A2 and A1 freeways makes our latest investment an interesting alternative to industrial locations from the Stryków area. The announced investments in infrastructure, such as the extension of the A2 to Warsaw by a third lane, scheduled for 2025, additionally increase the potential of the Łódź market for the logistics sector", says Urszula Rassmusen, Head of Industrial Leasing at White Star Real Estate, concludes.

The new White Star Logistics investment is the result of an agreement with Quantum A1, and the transaction was advised by law firms: Argon Legal and Sadkowski and Partners.

White Star Logistics' strategy is to create a network of modern logistic centres in the most desirable locations in Poland. In the first three years, as part of the joint venture between White Star Real Estate and Bain Capital Credit, White Star Real Estate and Bain Capital Credit intends to develop eight to ten warehousing projects in Poland with a total target area of over 500,000 sqm. The budget of these projects is to amount to €350 million.
