TVH, a supplier of parts and accessories for material handling, industrial, construction and agricultural machines, has leased nearly 17,000 sqm of modern space at Prologis Park Ruda Śląska in Silesia region of southern Poland. Cushman & Wakefield provided assistance during the choice of location, negotiations and lease strategy development.


TVH will relocate its central Tychy-based warehouse to Prologis Park Ruda Śląska early next year, where it has leased over 16,000 sqm of warehouse space and 800 sqm of office space.

"The location in Ruda Śląska serves as a strategic point within TVH’s network of distribution centres. It is our third-largest warehouse globally and second-largest in Europe, primarily catering to clients in Central and Eastern Europe. This aligns with our company’s growth strategy, focusing on raising standards and further enhancing the quality of client service. Additionally, we are expanding our offering of parts for industrial and agricultural equipment to better meet market demands", comments Marek Adamczyk, Regional Director, Eastern Europe, TVH.

The team of Prologis has delivered warehouse space designed to prioritise energy efficiency. The building leased by TVH features LED lighting with a DALI system that automatically adjusts light intensity using motion sensors. This is complemented by a smart Building Management System (BMS) that continuously monitors utility consumption and controls HVAC installations. Heating and cooling for the office space are provided by a heat pump system.

Key adaptations included increasing the floor loading capacity to 10T, constructing an internal bunker for storing dangerous goods and a custom racking system. Additionally, the warehouse features a special mezzanine designed for efficient product storage and equipped with emergency staircases that include additional lighting, along with sanitary facilities on each level.

TVH was advised during the lease of its new warehouse by Cushman & Wakefield specialists who also prepared technical specifications to adapt the building to the client’s needs.

Upon full build-out, Prologis Park Ruda Śląska will offer nearly 125,000 square metres of space. Space in all its buildings meets NFPA requirements and is designed for high-bay storage of up to 12.4 metres. The buildings are also equipped with advanced online temperature control systems and energy-efficient, automated LED lighting of the highest quality. Co-packing areas benefit from natural daylight, creating a more comfortable work environment in the warehouse. Additionally, a 50kW photovoltaic system has been installed in the green areas of Prologis Park Ruda Śląska, with energy generated used to power common areas within the logistics centre.

Prologis Park Ruda Śląska is located less than 10 km from the centre of Katowice and just 1.5 km from the A4 motorway junction, which connects to the A1 motorway, 19 km away. The park is also within a 35 km drive of an airport.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
