Warehouse developers go greener in Poland

Every year, the number of BREEAM and LEED-certified warehouse buildings in Poland increases. There are several reasons for the growth of sustainable development in the sector. On the one hand, educated tenants put pressure on developers. On the other hand, developers themselves increasingly adhere to the decisions of the Paris Agreement, which sets out a global action plan to prevent global warming. In the latest development schemes, companies strive to reduce the negative impact on the environment through more thoughtful development planning and by reducing the carbon footprint. Currently, certification is particularly popular in the office sector. But warehouse developers increasingly strive to meet the BREEAM or LEED construction standards too. Often long before the completion of the scheme, warehouse developers try to demonstrate that the project meets the requirements of sustainable construction and ecology by obtaining pre-certification. Indeed, the new green construction standards for new buildings are slowly becoming the norm within the warehouse sector.

As a result of the comprehensive certification process covering the entire portfolio of the company, all of CTP's properties in Hungary have received BREEAM In-Use certification and 4 buildings have earned an Excellent rating.

CTP to reduce waste generation at Brno office complex

CTP 80% complete on portfolio certification process

BWI Group, a global automotive suspension parts design and manufacturing company, has moved into a unique passive building in Europe. The group's research and development centre will begin operations in Balice near Kraków, where advanced technologies will be developed to increase the functionality of shock absorbers. The developer, 7R, has prepared an energy self-sufficient facility for the company, using an advanced trigeneration system. The building will obtain a BREEAM Very Good certificate.

Skanska to build CEE’s first climate-neutral office project

Skanska plans to build the first climate-neutral office building in the CEE region. The developer is going to use a solution based on structural timber, as wood is a natural resource that will help reduce the carbon footprint. Construction works on the office building located on Radlická Street in Prague are planned to begin in 2023. Skanska has made a global commitment through a climate target of net-zero carbon emissions by 2045, with a 50% reduction by 2030.

Union Investment goes greener in Poland

Westbridge Advisory International AG, the international entity of operating cost optimizer Westbridge Advisory, has converted a portfolio of six office buildings for Union Investment in Poland to green electricity. By bundling the entire supply with a single utility and the switch of the entire portfolio to green electricity, it was possible to reduce CO2-emissions by roughly 7,600 tons. The properties, located in Warsaw, Wroclaw and Poznan, have a total rental area of around 155,000 sqm and an aggregated annual electricity consumption of 25 gigawatt-hours.

Kraków student residence goes greener

The LivinnX Kraków student residence, developed by Golub GetHouse, has signed an agreement with Tauron, which includes the purchase of electricity obtained entirely from renewable sources, i.e. hydroelectric power plants and wind farms. LivinnX will use the electricity offered as part of the EKO Premium product, which is the only solution in Poland to have a Green Energy Sale Guarantee, confirmed by the Polish Association for Energy Certification.

Prologis launches carbon footprint reduction programme in Europe

Prologis is extending its UK partnerships with climate change charity ‘Cool Earth’ and sustainability certification company ‘The Planet Mark’ to its European operations, as part of an initiative to reduce and mitigate whole-life carbon emissions in all its new logistics buildings. Under the programme, Prologis will work with Cool Earth to fund the protection of rainforests to mitigate unavoidable embodied carbon emissions in its new developments across Europe and, in this way, help protect an area of rainforest 31 times larger than the size of each building.

New leases

  • Banca Transilvania has renewed its lease for 1,200 sqm in AFI Park Timișoara, in a deal brokered by Cushman & Wakefield Echinox.
  • Revetas Capital has secured four lease transactions totalling 5,700 sqm of gross leasable area at the Bonarka for Business (B4B) office park in Kraków. The transactions include a new lease agreement with telematics firm Geotab, alongside three lease renewals. Geotab has taken up office space in Building E of the complex. Concurrently, KION renewed its commitment to 4,000 sqm of office space within the same building. The remaining two lease renewals were finalized for spaces in Buildings F and D. Cushman & Wakefield represented Geotab, and JLL advised KION on the deals.
  • Sirowa Poland has relocated its office in the revitalised mixed-use Centrum Praskie Koneser complex. The international distributor of cosmetic and pharmaceutical brands leased 958 sqm in Building P at the development, in a deal brokered by Savills.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
