F&B sector set to grow in Bulgaria

The share of food & beverages in modern shopping centres in Sofia is two to three times below the European benchmark, according to the latest report by Colliers International. From 5% a decade ago, it grew to 10-15% of GLA in European cities in present times and is forecasted to reach 20% by 2025. The share of F&B in Sofia shopping centres is about 6% or 20,000 sqm of the total space.

Outlook for Europe’s retail park market remains positive

New research from Cushman & Wakefield has revealed European retail park floorspace increased by 2.2% in 2018, reaching a total of 50.1 million sqm, with France and Spain leading the way in terms of new schemes. The report states that 995,000 sqm of new retail park space was completed in Europe last year, down 15% on 2017. A stable development trend is expected going forward, with 1.4 million sqm of new retail park space scheduled for opening in 2019/2020. Nevertheless, quick and easy construction and a growing number of schemes below 5,000 sqm are expected to boost the number of openings.

Irish fashion retailer Primark opened its first store in Slovenia at Citypark in Ljubljana. The mall was completely renovated around the popular anchor tenant by Citypark operator SES Spar European Shopping Centers, following a refurbishment investment of €20 million.

Signa Retail sells Kika’s Eastern European business to XXXLutz

International law firm Noerr, together with Vienna-based Austrian law office Arnold, have advised Signa Retail on the sale of Kika’s Eastern European business to XXXLutz. The parties signed the contracts on the sale of the 22 locations in the Czech Republic, Hungary, Romania and Slovakia on April 26, 2019. The transaction has included both the operational retail business with over 1,500 employees and the 22 properties.

Atrium disposes of €298 million Polish retail portfolio

JLL advised Atrium European Real Estate Limited in the disposal process of two Polish shopping centres, namely Atrium Felicity and Atrium Koszalin to the ECE European Prime Shopping Centre Fund II, managed by the independent fund managing company ECE Real Estate Partners. The parties signed on 9th May 2019 an agreement concerning the sale of both assets for €298 million, representing around 3% premium to book value as at 31 March 2019. The transaction is subject to the fulfilment of certain conditions precedent and is expected to be completed in the third quarter of 2019.

New leases

  • Piotr Kalisz has joined Knight Frank Polska, where he will take over the management of the Tenant Representation Department in Warsaw.
  • 7R Park Poznań West has been fully leased. The latest tenants are Still, a supplier of forklifts and warehouse technology, and Cycle, a company offering services for electric bicycles. Both companies will occupy a total of 6,800 sqm of space.
  • Eurocash Group is staying at the Warsaw office complex Diuna from the portfolio of PineBridge Benson Elliot and Syrena Real Estate for the next few years.The company has signed an agreement to lease four floors in Building A, totalling nearly 4,600 sqm of space.

New appointments

  • Polski Związek Firm Deweloperskich (Polish Association of Property Developers) elected new authorities at its general meeting in Katowice. Maciej Wandzel was elected chairman of the board. He will replace Grzegorz Kiełpsz, who became honorary president of the PZFD.
  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
  • Paulina Strutyńska has been promoted to the position of Leasing & Asset Director at Skanska’s commercial development business unit. She is now responsible for leasing processes in the Warsaw market as well as Key Customer Management. Agnieszka Krawczyk-Rogowska is responsible for project commercialization and client liaison in Gdańsk, Kraków, and Bucharest, while Marek Stasieńko is responsible for the Wrocław, Poznań, and Łódź markets.
