CBRE GI fund secures €63 million for Warsaw retail centre

pbb Deutsche Pfandbriefbank provided an investment facility of €63 million to CBRE Property Fund Central and Eastern Europe (CBRE PFCEE), an investment fund focusing on retail assets in Poland and Slovakia, managed by CBRE Global Investors. CBRE PFCEE will use the proceeds for the refinancing of the shopping centre “Wars Sawa Junior” in Warsaw. The transaction closed in August 2017. pbb acted as arranger and sole lender under the facility.

Bulgarian shopping centre rents increase

During the first half of 2017 demand and supply of modern retail space in Bulgaria have been aligning with each other, according to a new research by Colliers International. During the period, modern shopping centers retail space supply balanced with demand by keeping its previous levels of 791,760 sqm in the country and 406,660 sqm in Sofia. Together with this for a few periods now, retail space absorption has been steadily going up. During the last half-year period, it recorded an 11% increase, providing for demand - supply balance.

Prague-based Star Capital Investments has become the new owner of the Futurum Ostrava and OC Haná shopping centres in the Czech Republic. CBRE participated in these transactions, representing the foreign sellers. CBRE also manages the building and leasing activities for Futurum Ostrava.

AFI Europe starts new project in Brasov

AFI Brasov has recently obtained the construction permit and will be the third shopping center AFI Romania is developing in Romania. The shopping center will offer a total gross leasable area of 45,000 sqm, 80% of which is already leased, that will be combined with two additional Class A office towers totalling 25,000 sqm GLA. The overall investment for the mall and first office building is estimated to be over €120 million. The entire project is developed to be LEED Gold certified as a green building.

New retail chains enter Poland

In the first half of 2017, there were only approximately 30,000 sqm of retail space delivered to the market in Poland, half of which are extensions. The total stock of modern retail space at the end of June 2017 reached about 11,2 million sqm. Supply for 2017 is estimated at a similar level compared to the previous year (almost 400,000 sqm), according to the latest report by Colliers International.

Aerium sells Brno shopping centre to CPI

Pan-European fund manager Aerium has sold a shopping centre in Brno to CPI Property Group, for an undisclosed sum. Built in 2004, Kralovo Pole Shopping Centre comprises of a two-level gallery with 78 shops and a food court, providing a total of 26,500 sqm GLA plus 900 parking spaces. It is anchored by a Tesco hypermarket.

Poland’s retail market to face changes in the future

During H1 2017, the retail stock in Poland grew by 63,100 sqm. Shopping centres accounted for 16,600 sqm, retail parks for 21,500 sqm and standalone projects for 25,000 sqm. Recent market openings include standalone store Agata Meble (18,000 sqm) in Rzeszów, retail park Kalinka (9,700 sqm) in Kalisz as well as Tarasy Grabiszyńskie centre (8,500 sqm) in Wrocław. JLL summarised H1 2017 on the retail market in Poland.

EPP acquires shopping mall in Inowrocław for €55 million

Echo Polska Properties NV (EPP) has finalised another acquisition – a takeover of Galeria Solna in Inowrocław from a company owned by Libra Project and Acteeum Group. The value of the deal was €55.4 million.

New leases

  • Premium office operator Hotspot has expanded its flexible workspace footprint within Bucharest's The Mark building by approximately 700 sqm to meet rising corporate demand. The expansion brings the total area of private office and coworking spaces at the Hotspot Workhub sites to approximately 2,552 sqm.
  • Stook Concept has leased a 3,600 sqm module within building C2 at the MLP Bucharest West logistics centre. The facility comprises approximately 3,500 sqm of warehouse space and 100 sqm of offices. The building is in its final construction phase, with handover scheduled for later this quarter. Colliers represented the tenant in the transaction.
  • DXC Technology has extended its lease agreement for office space in Warsaw’s Skyliner tower, securing its tenancy until 2032. The global IT services leader will continue to occupy nearly 4,600 sqm of office space distributed across three floors of the Karimpol Group’s flagship development.

New appointments

  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
  • Colliers has appointed Kata Mazsaroff, Tamás Beck, and Miklós Ecsődi as Equity Partners in Hungary, effective 30 April 2026. Mazsaroff, who joined in 2007, rises to Managing Partner after overseeing a 200 per cent revenue increase since her 2022 appointment as Managing Director. Beck, with Colliers since 1994, has led the Industrial & Logistics division since 2005, facilitating transactions covering 1.9 million sqm of built space and 9.8 million sqm of land. Ecsődi, Head of Occupier Services and Office Agency since joining in 2011, has secured over 450,000 sqm in leases valued above €600 million.
