Helaba Landesbank Hessen-Thüringen and the ECE European Prime Shopping Centre Fund II, managed by ECE Real Estate Partners, are extending existing financing arrangements totalling €205 million for two shopping centres in Poland. The loans, which cover the Forum Koszalin centre in Koszalin and the Felicity Lublin centre in Lublin, are each being extended by five years.

The European commercial real estate debt financing market is showing signs of renewed recovery, according to CBRE's European Lender Intentions Survey. Some 72% of European lenders plan to increase their volume of new loans in 2026 compared with 2025, while only 7% expect a decline. The survey, which gathered responses from 134 lenders between 18 March and 28 April 2026, reflects a stabilisation of the outlook amid ongoing geopolitical tensions.

GTC reported a 5% rise in revenues from rental activities to €106 million in the first half of 2026, up from €101 million in H1 2025. Gross margin from rental activities grew 10% to €73 million, while adjusted EBITDA rose 11% to €63 million. FFO I reached €17 million, with FFO per share at €0.03. Occupancy across the commercial portfolio held steady at 87%, and the group leased nearly 69,400 sqm of commercial space, comprising 40,700 sqm of office and approximately 28,700 sqm of retail space. The group posted a net loss after tax of €18 million, driven by a higher revaluation loss of €22 million, increased net finance costs of €45 million and a rise in tax expenses to €10 million.

Deutsche Pfandbriefbank AG (pbb) has provided an investment loan facility of €78 million to BGO, acting as arranger and sole lender under the facility. The loan refinances a portfolio of five logistics assets across central and western Poland.

Gránit Pólus Group has closed a €290 million green loan refinancing of the Westend building complex in Budapest, described as the largest real-estate refinancing transaction in Hungary in the past five years and a record for a single property. The financing is provided by a bank consortium led by Erste Bank Hungary and Erste Group Bank AG, and comprising UniCredit Bank and K&H Bank.

DL Invest Group has secured financing exceeding €146 million to refinance a portfolio of six logistics parks with a combined gross leasable area of approximately 260,000 sqm. The financing was provided by Erste Group and Erste Bank Polska, with CMS acting as legal adviser to the lenders.

Tristan Capital Partners and partner White Star Real Estate have completed a €172 million refinancing of Elektrownia Powiśle. The financing provided by Erste Group and Erste Bank Polska is one of the larger single-asset real estate financing transactions completed in Poland in 2026. The transaction reflects the operational maturity of the asset, optimises its capital structure and advances the owners' strategy for the mixed-use development.

Deutsche Pfandbriefbank AG (pbb) has underwritten a €123 million investment facility on behalf of funds and accounts managed by Cerberus Capital Management and Revetas Capital to refinance th Radisson Blu Hotel Complex in central Bucharest. pbb acted as arranger and sole lender under the facility.

A consortium of four banks has extended HB Reavis' long-term investment financing facility of €200 million for the Forest office campus in Warsaw. The agreement runs until the end of 2031 and was secured on terms.

GTC reported rental revenues of €202 million for 2025, up 8% from the previous year, while maintaining an 87% occupancy rate across its commercial portfolio.
