Zeitgeist AM to manage residential project in Prague

Last summer, Invesco Real Estate bought the Delta building, one of the phases of its multifunctional Hagibor project, from developer group Crestyl. The building is to include a total of 165 flats in layouts ranging from 1+kk to 4+kk for rental housing purposes. Construction started in Q4 of last year and is scheduled for completion in Q3 2024. Zeitgeist Asset Management will take care of the complete management of the project during construction, as well as the subsequent leasing and management of the apartments, the company announced.

Lithuanian investors buy Prague hotel for co-living project

Lithuanian investors Baltic Asset Management and Hanner have acquired a hotel in Prague to convert it into a co-living project called Youston. The total investment is estimated at €14 million, Hanner, the financial partner of the project, confirmed to Property Forum.

Demand for Prague office space is rising

As for the whole of 2022, the annual new supply of office space represents approximately 75,400 sqm. Although the annual supply of newly-completed space increased by 34% year-on-year, total volume was again below the long-term average of approximately 130,000 sqm per year. 2023 is expected to bring about some changes and more extensive construction. This means the Prague office market should grow to the 4 million sqm mark by 2025. Also at the close of 2022, several consecutive quarters of rent price growth came to a halt. These findings come from a survey by Colliers.

Prague records 44% higher demand for offices in Q4 2022

A 44% higher demand for offices in Prague was recorded year-on-year in Q4 2022. Renegotiations accounted for 58%, the remaining transactions included new leases, expansions, and subleases. By 2025, an additional 400,000 sqm of new office space, currently in different stages of preparation, is due to come online in Prague, says JLL.

CTP builds new halls near Prague

CTP is completing the construction of a new building at CTPark Prague North. The hall, with the working name D8.7B, will offer 32,000 sqm of facilities upon completion. The second hall, D8.7A, will be completed in August 2023. CTPark Prague North is located close to the capital city and also in close proximity to the D8 motorway. CTP will thus offer new space in a highly lucrative area, which has long been experiencing an overwhelming demand for modern and sustainable business space.

New leases

  • Exact Sciences, a global leader in molecular diagnostics and early cancer detection, has chosen the LIXA campus in Warsaw for its new Polish international enabling hub. The company has joined the tenants of the LIXA D office building, leasing a total of over 1,800 sqm of modern space on the first floor of the building at ul. Giełdowa 5 in Warsaw.
  • The Embassy of the Republic of the Philippines has moved to Bucharest-based SkyTower, operating out of a 580 sqm space under a 5-year lease agreement. The building also hosts the Embassy of the Republic of Korea in Romania.
  • De Heus, a producer of animal feed, which has built a strong presence in the Polish market, has leased 7,050 sqm of warehouse and office space at GLP Łódź III Logistics Centre. This is the first Class A warehouse of De Heus in Poland. The tenant was advised by specialists from Newmark Polska during the search for the right space and throughout the lease negotiations.

New appointments

  • Activ Property Services has announced the appointment of Ionuț Grigoraș as Partner in the industrial department. With more than 14 years of experience in the real estate sector, Grigoraș has worked with leading companies such as CTP, WDP, VLParks România, Logicor, P3, MDO, and MLP Group.
  • MLP Group strengthened its management structures. Maciej Müldner, a manager with over 30 years of experience in finance at international corporations and banks, joins the Management Board. He will be responsible for further strengthening the Group’s financial position.
  • Indotek Group has welcomed Viktor Nagy, who joined us in September as Head of Non-Retail Sales. With more than 20 years of experience in the real estate sector, Viktor has held leadership positions at international companies such as Immofinanz, EHL Real Estate Hungary and Atlas Estates. In his new role, he will be responsible for further developing our non-retail sales strategy and strengthening international relations.
