Three banks provide €230 million refinancing for Warsaw Spire Tower

Helaba, Berlin Hyp and pbb Deutsche Pfandbriefbank have jointly underwritten an investment facility totalling €230 million to refinance Warsaw Spire Tower. The asset is owned by Immofinanz. The financing transaction closed in September 2019. Helaba, Berlin Hyp and pbb are acting as joint lead arrangers providing equal portions of the funding, with Helaba acting as facility and security agent of the transaction.

Uniqa buys Kraków office building

IMS Budownictwo has completed the sale process of Building A of the Zabłocie Business Park in Kraków. A company from the Austrian insurance group Uniqa became the office property’s new owner. The final agreement was signed on September 12th, with the transaction amounting to nearly €30 million. Knight Frank acted on behalf of the seller.

Ceetrus plans retailtainment centre outside of Warsaw

Ceetrus has unveiled plans for its Góraszka Project which the developer has dubbed an innovative retailtainment destination with a GLA of 77,000 sqm. It will be a premium location for the inhabitants of south-eastern Warsaw for shopping and spending time with family and friends. The facility is expected to be completed by 2022. Ceetrus is open to cooperating with new investors, the press release adds.

Panattoni Park builds new park in Częstochowa

Wrocław office market remains robust

The city's office supply at the end of the first half of 2019 was 1.1 million sqm. The attractiveness of the Wrocław market is luring many employees from other cities, and as a result, up to 75% of specialists in Wrocław's business services sector are from outside the city, according to JLL.

New leases

  • Astellas Pharma has renegotiated its lease for offices at One Floreasca Bucharest in a deal brokered by Fortim Trusted Advisors, an alliance member of BNP Paribas Real Estate.
  • Czech furniture industry supplier Hranipex, a provider of edge banding, adhesives, cleaning products, and accessories, has leased nearly 3,000 sqm of warehouse space at CTPark Bucharest South. The company has relocated its operations to the new facility and is currently fully operational within the park.
  • Oracle has renewed its lease for 600 sqm of office space in Belgrade, in a deal brokered by iO Partners.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
