JLL has appointed Mateusz Bonca as CEO of Poland, effective mid-November. He will be based in Warsaw.

As of the end of Q3 2020, €3.9 billion have been transacted on Poland’s property market since the beginning of the year. The result is slightly lower than in the years 2018 and 2019, however, it is worth noting that despite the investors’ “wait and see” strategy at the beginning of COVID-19 pandemic, the outcome is still impressive. As many investors are returning to transactions which were put aside, multiple deals should be closed within the last quarter of the year which has always been a period of intense activity on the market, according to a report by Avison Young.

The investment volume on the Polish commercial property market is estimated to have reached €1.05 billion in Q3 2020. According to Savills, the industrial sector accounted for approximately 70% of that total, which illustrates the current investor preference for logistics properties, especially facilities dedicated to e-commerce.

Student Depot, owned by Kajima Student Housing Limited in partnership with Griffin Real Estate Partners, announced the opening of its first facility in the university city of Gdańsk, Student Depot Kolobrzeska.

Panattoni is expanding in Upper Silesia. The developer has started the construction of Panattoni Park Ruda Śląska III, which will eventually have an area of 70,000 sqm. The project is in the middle of the Silesian conurbation near the A1 and A2 motorways, which will give it excellent connections to the most important towns and cities of both the region and the country.

North Gate, an office building in Warsaw, has seen completion of its comprehensive upgrade, with all its communal areas fully refurbished and new amenities provided to tenants.

Colliers International has taken over the management of the Astoria Premium Offices building, located in the heart of Warsaw. Astoria Premium Offices is a 12-storey modern office building. It offers 19,500 sqm of leasable space and provides access to 86 underground parking spaces. The building has LEED certification at the Platinum level.

Colliers International has taken over the management of Tischnera Office in Kraków, owned by Cavatina Holding. Tischnera Office is a modern Class A office and service facility with a BREEAM certificate at the Very Good level. It was built in Podgórze district, 5 km from the city centre, in close proximity to the A4 motorway and 20 minutes by car from John Paul II International Airport.

Manufacturing PMIs in CEE showed that the recovery slowed at the end of Q3 2020 and the carryover to Q4 2020 was small (and even negative in some cases). This assessment pertains also to the outlook, with new orders and output expectations either rising less or showing a slower recovery in September than in the previous months, according to Dan Bucsa, Chief CEE Economist at UniCredit Bank in London.

Trei Real Estate GmbH is about to open its 19th retail park under the Vendo Park brand in Poland. The retail property is located in Czestochowa in the Silesian Voivodeship in southern Poland. With a population of around 230,000 residents, it is the second-largest city in Silesia. It lies a car ride of roughly three hours south-west of Warsaw on the River Warta. The new Vendo Park, one of the largest retail parks in Trei’s portfolio, has a lettable area of around 8,200 square metres and a tenant base of 13 retailers. The amount that Trei invested in the asset approximates €11.9 million.
