The industrial, logistics and office sectors in Bucharest were the drivers of the real estate development market in the first nine months of the year, while the retail sector recorded the lowest growth rate in terms of projects delivered in this period of time. On the property investment market, the retail sector was the star, cumulating 60% of the volume traded in the first nine months.

GTC currently has 6 projects under construction with over 145,000 sqm GLA. The company also has 6 projects in the planning stage with over 143, 000 sqm of office space and 61,000 sqm of retail space, in addition to 2 extensions of existing projects for 5,100 sqm. Skanska has commenced the third building of its Krakow-based High5ive office project. During the construction works, the company will also develop an underground garage for the fourth building. High5ive, developed in the very heart of the city, will ultimately consist of five buildings and deliver 70,000 sqm of office space. The whole project will contribute to an interestingly managed and thought-out urban area in Krakow.

The Platinium 3 office building, managed by Allianz Real Estate, has received a LEED Gold certificate, confirming comfortable working conditions and energy efficiency. The certification process was conducted by Colliers International.

Bischoff & Compagnons is about to start the construction of the Alphagon Office Building in the South Buda part of Budapest. The scheme is to be completed in Q2 2019.

The Bucharest office market saw a net take-up of close to 45,000 sqm in this year’s third quarter. According to data from Colliers International, the demand came mostly from IT and BPO/SSC companies, including from the new entries in the market: Amazon, GoPro and Systematic.

In Q3 2017, the stock of modern office space in Warsaw has increased by more than 76,000 sqm and thus exceeded the 5.3 million sqm threshold. By the end of the year, another 80,000 sqm may appear on the largest office market of Poland, which would mean a total of 5.4 million sqm. The key market development trends, according to the report by BNP Paribas Real Estate Poland, are the consistently improving position of the Wola district on the local office market and the growing popularity of co-working projects located in the best schemes.

Olivia Six of the Olivia Business Centre in Gdańsk now holds a BREEAM certificate on the Excellent level. This is another office building of the Olivia complex classified as compliant with the top standards and practices in the scope of sustainable design, building and exploitation. The facility scored almost 80 percentage points and thereby improved pre-certification note from 2015 by 3.5 point.

Ghelamco Poland has started the construction of its first office project in the city of Kraków. The building, called .big, will be located at the junction of Generała Bohdana Zielińskiego and Kapelanka streets. The project will offer 10,000 sqm of office and 1,500 sqm of commercial space. Completion is scheduled for mid-2017. Cushman & Wakefield is the leasing agent for .big.

The growth of the start-up culture and the high-tech sector, leading to an ever larger number of projects that require swift staff reorganisations, has sparked a boom on the Polish market of co-working space and serviced offices, as revealed by real estate advisory firm Savills in its latest report Flexible Workplaces in Poland.
