CTP acquired A1 Bucharest Park during a transaction valued at approximately €40 million.T property is situated at kilometre 13 on A1 motorway.

M7 Real Estate, a pan-European investor and asset manager, has acquired a further five office, light industrial and logistics assets in Poland on behalf of its M7 Polish Active Fund (M7 POLAF) for a total of €65 million in three separate transactions.

In Wrocław, Panattoni Europe has completed phase one of City Logistics Wrocław I, with 36,700 sqm built and fully leased, and as of August works are starting on phase two – to deliver an additional 25,000 sqm. The facility tailored to the needs of tenants seeking small units will be ready in Q1 2020.

In 2018, CTP achieved gross rental income of nearly €274 million, a 16% year-on-year increase. During the year CTP grew its CEE portfolio by over 13%, reaching the milestone of 5 million sqm under management. Total asset value increased year-on-year by over 10% to €4.8 billion. The company’s LTV ratio decreased slightly to 48%.

P3 will add a hostel and retail space to its existing P3 Bucharest Park development, located on the A1 motorway, creating the first mixed-use project on the Romanian market.

Prologis has begun construction of two build-to-suit (BTS) facilities totalling 40,000 square meters in Prologis Park Wrocław IV.

Panattoni Europe is building 90,000 sqm of space across three parks the outskirts of Poznań – in Jaryszki (Panattoni Park Poznań VII), Komorniki (Panattoni Park Poznań IV), and Swadzim (Panattoni Park Poznań IX), with 200,000 sqm more planned. The developer is also investing in Cuiavia-Pomerania. Construction works at Panattoni Park Toruń II with more than 62,500 sqm are about to start in the coming July. The distribution centre will be put into operation as soon as Q1 2020.

Hines, on behalf of Korean investors represented by IGIS Asset Management, has completed the acquisition of the Zalando Lounge distribution centre in Ameryka near Olsztynek. Hines will be the asset and property manager, providing a comprehensive service for IGIS and investors represented by IGIS.

SEGRO, acting on behalf of SELP, has completed the purchase of 7R Park Wrocław in Biskupice, a warehouse project located in one of the key logistics hubs in Poland. With this acquisition, SEGRO doubles its portfolio in the Lower Silesia region.  

Developments in Serbia, the newest country in the CTPark Network, are fully underway. CTP is developing Class A properties around the capital Belgrade and other regional cities to respond to the growing demand in this new CEE business hotspot.
