Commercial real estate investment volume in Poland reached €4.5 billion in 2025, representing a 13% decrease year-on-year, but the past 12 months marked a period of structural change, finds a report by Cushman & Wakefield.

The total modern industrial and logistics stock in Poland reached 36.6 million sqm at the end of 2025, according to a report by the Polish Chamber of Commercial Real Estate (Pink) based on data from consultancy firms.

Nowa Szkoła, a company specialising in furnishing schools, kindergartens and nurseries, has decided to renegotiate its lease agreement and expand its operations within the Central European Logistics Hub (CELH) in Łódź. 

Iglotex, one of Poland's producers and distributors of frozen food, has leased 9,260 sqm of space at P3 Błonie under a five-year contract.

Total industrial demand in Slovakia exhibited robust growth both year-on-year and quarter-on-quarter, climbing to 301,800 sqm, according to the Industrial Research Forum. Net demand, which excludes lease renegotiations, accounted for 100,800 sqm of that figure. 

P3 Logistic Parks has acquired a 19.2-hectare plot in Gliwice and plans to build P3 Gliwice Logistics Park with nearly 100,000 sqm of space, including 94,000 sqm of warehouse space and 4,700 sqm of office space.

MLP Group has kicked off the development of MLP Business Park Poznan complex, comprising three office and warehouse facilities with a combined leasable area of 14,000 sqm.

Poland's property investment market recorded €4.5 billion in transaction volume during 2025, representing a 13% year-on-year decline. Despite the lower total, the market demonstrated stability with 151 transactions completed, broadly in line with the previous year's 154 deals, according to a report by Avison Young.
