The pandemic has already shaped shopping habits and will continue to do so, mainly because of the strong impact it has had and is having at a psychological level, shifting personal priorities. Sebastian Mahu, Head of Asset Management, IULIUS Company talked to Property Forum about the trends driving Romania’s retail market and shared the developer’s plans for the future.

Romanian real estate developer Iulius says it will invest around €35 million in the infrastructure and urban mobility features for its Palas Campus project in Iași. The mixed-use project will feature 54,000 sqm of office spaces targeting tech companies and 6,000 sqm of retail spaces.

International Finance Corporation (IFC), part of the Word Bank Group, is providing a €72 million loan to a subsidiary of Iulius Holding for the development of a new green office project in Iași, northeastern Romania. 

The delays in the approval of a mixed-use development in Bucharest forced RMB Holding to withdraw a loan of €50 million it had committed to Iulius and Atterbury Europe. 

Iulius started the construction works for its first retail park near Iași. Another one is to kick-off soon, and the total investment in the first two projects is €16 million.

Family Market is a concept that addresses the expectations and needs of people living in expanding residential areas. The first project of this type is proposed for Miroslava commune in Iași County and entails an investment upwards of €6 million.

Iulius Company is starting the construction works for Palas Campus in Iași, an investment upwards of €120 million. This will be one of the largest office buildings in Romania in terms of its total area, adding up to more than 60,000 sqm leasable space and it will consolidate the city centre as a destination that supports the evolution of local entrepreneurship and creative industries.

The Romanian Chamber of Commerce and Industry (CCIR) and real estate developer Iulius are proposing a large-scale mixed-use project around the existing Romexpo Exhibition Center in Bucharest. The €2.87 billion investment plan would the see creation of the city’s largest business district with over 30,000 new jobs, museums and a multi-use event hall, a new park and green urban connections, a retail and lifestyle centre and 12,000 parking spaces.
