In the third paper of a three-part series looking at the future of logistics real estate, Prologis examined the implications for logistics property in light of emerging trends for transport, labour productivity and consumer behaviour. Prologis predicts these trends will create big efficiencies in supply chains and bring associated cost savings for users of logistics facilities – a proportion of which will go towards paying higher rents, especially for facilities located in urban infill areas, as this will lead to much higher efficiency gains.

Persistently positive outlook on the Budapest market

Rents remained stable on the Budapest commercial property market in H1 2018, according to the last survey of the National Bank of Hungary (MNB) and RICS. The typical yield level decreased by roughly 25 basis points to 6% for prime offices and 7.5% for industrial/logistics properties. Logistics companies in Poland are more confident than ever

A recent report by CBRE and Panattoni Europe confirms a sustained positive outlook for the logistics market in Poland. The Logistics and Supply Chain Confidence Index in Poland stands at 57.4 pts (3.3 pts down from last year). Optimism is higher among logistics companies (64.1 pts) than among manufacturers and traders relying on logistics services (50.4 pts). What is more, as many as 8 out of 10 respondents expect to increase their revenues in the coming 12 months, and 6 out of 10 plan to increase headcount.

Panattoni Europe to build 10,000 sqm BTO factory in Poland

Panattoni Europe announced a new warehouse and manufacturing project which provides for the construction of a hydraulic components factory for Voss Fluid featuring in excess of 10,000 sqm. The investment is situated at the Legnica Special Economic Zone (LSSE) and uses the BTO (build-to-own) formula. The transaction was mediated by JLL. Completion of construction works is anticipated in March 2019.

New leases

  • Croda Poland, a company that supplies specialty chemicals for the production of pharmaceuticals, cosmetics, household chemicals and crop protection products, will lease more than 510 sqm in the Unity Square One building. JLL was responsible for both tenant and landlord representation in the transaction process.
  • Angelini Pharma Polska, one of the leaders of the pharmaceutical market in Poland, has once again extended its lease agreement for warehouse and office space in MLP Pruszków I. The tenant has been using approximately 1,5000 sqm of space in this logistics centre for 21 years. This makes Angelini Pharma Polska one of the longest-cooperating tenants of MLP Group.
  • Kärcher, a supplier of professional cleaning equipment, has chosen the second phase of LogiCube Park for its new 1,000 sqm service and logistics center in Hungary. Additionally, MedRes, a company operating in the healthcare sector, has begun moving in and will soon commence production in the same project. The leasing was overseen by 108 Real Estate, the strategic partner of the park’s investor.

New appointments

  • Elżbieta Majdan is joining the Property & Asset Management team at Savills Poland as an Associate Director. Elżbieta brings 15 years of experience in managing and commercialising retail properties, gained while implementing key projects on the Polish market.
  • Savills Czech Republic announces new hires and promotions within its valuation team. Daniel Duchek has joined as a Senior Valuer, Alena Arnoldová has strengthened the team as a Junior Valuer, and Ivana Horáková has been promoted Valuer. Under the leadership of Marek Pohl, the team now consists of seven consultants specialising in the valuation of a wide range of assets – from commercial, residential, and hospitality properties to leisure, healthcare facilities, and land.
  • Ewa Nowak, a commercial property valuer, has joined the Valuation Department of international real estate advisory firm Newmark Polska as Senior Associate.
