Romanian developer Iulius has signed a partnership with IFC, a World Bank member, in a move designed to create a decarbonation strategy for the whole property portfolio with a target to reach net zero on carbon emissions. 

The modern office stock in regional Romanian cities is set to reach around 1.3 million sqm in the next five years if the planned projects spanning 275,000 sqm will be delivered in this period, according to a report by real estate consultancy Cushman & Wakefield Echinox. 

Transactions of new office rental, relocation and pre-rental in Romania’s regional cities reached 70,393 sqm during 2022, which was 22% more than in 2021. Almost 90% of the lease deals were closed in cities that are university centres such as Iași, Cluj-Napoca and Timișoara,  according to a report by Fortim Trusted Advisors.

The real estate division of Rădăcini Group has purchased the Brico Depot DIY store in Iași for an undisclosed sum. The store has a sales area of approximately 8,000 sqm, with around 200 parking spaces and was opened in 2007 as a Praktiker brand. 

Iulius Company opened the second Family Market project in the Bucium neighbourhood of Iași. The convenience retail project caters to necessary everyday services and products in the residential area in the residential area which has seen steady development in recent years. A McDonald’s Drive Thru, Auchan supermarket, Sinsay, and another 23 local and national entrepreneurs provide a customised mix of products and services resulting from community consulting.

Property developer Prime Kapital has obtained the construction permits for the second and third phases of the residential component of Silk District, the mixed-use scheme located in Iași. 

The office leasing market in Romania has recorded a fall of 18% in gross take up in the first half of 2022 compared to the same period of last year, although Bucharest has seen a slight increase, according to a report by real estate consultancy JLL Romania.

The modern office stock in Romania has reached 4.3 million sqm at the end of the first semester of 2022, with another 335,300 sqm slated for delivery by the end of 2023, according to real estate consultancy CBRE. 

Romanian developer Iulius has opened its first convenience retail project in Miroslava locality, near Iași, following an investment of around €12 million.  

Romania is an attractive market for international retail companies which are interested in leasing large areas, often above 1,500-2,000 sqm, according to a report by real estate consultancy CBRE. Bucharest is the leading city with 66,222 sqm of retail spaces under development, followed byu Craiova, Timișoara and Iași.
