Iulius Company opened the second Family Market project in the Bucium neighbourhood of Iași. The convenience retail project caters to necessary everyday services and products in the residential area in the residential area which has seen steady development in recent years. A McDonald’s Drive Thru, Auchan supermarket, Sinsay, and another 23 local and national entrepreneurs provide a customised mix of products and services resulting from community consulting.


This year, Iulius opened two Family Market projects in Iași, the first one in Miroslava Commune this summer, and now the second one in the Bucium neighbourhood. “This is a 12€ million investment and we have a retail area of 5,500 sqm accommodating 26 brands, which have created over 180 new jobs”, says Radu Pârlea, Shopping Center Manager, Family Market. “Most brands are local and national, with fresh and healthy products, from a flower shop, grocery, pastry shop, meat goods, and restaurants, to car parts, hair salon and necessary everyday services. The concept is designed to address the public interest in local consumption.”

“The idea for Family Market emerged before the pandemic, but the period of restrictions reinforced the usefulness of the concept, especially in residential areas around the city limits, which have attracted more and more young families. The five months of operation of the project in Miroslava confirm that this is a concept the market needed. For the project opened in Bucium, the approximately 30,000 residents of the neighbourhood will be able to reduce their trips to downtown Iași, located 6-8 kilometres away, to access services they now have immediate access to,” added Radu Pârlea.

The new project includes a McDonald’s restaurant, the second location of the brand including a Drive-Thru service and the fourth one in Iași. The restaurant integrates the latest technologies, being fitted with digital menu screens and self-service kiosks for placing orders.

The Auchan supermarket is also an anchor of the project, with a large area concept of. more than 2,000 sqm and providing clients with more than 11,000 products. The store offer includes Auchan store-brand products, Romanian and international brands, food and non-food products, as well as a selection of Romanian products from local producers and suppliers

The complete list of tenants includes brands such as Sinsay, La Bottega, La Ciambella, Kosarom, Spartan, Fusion To Go (sushi), Dolciano, Dulcinella, Teo’s Café, Dr. Max, Prisaca Bârnova, Atipic Barbershop, Autopit, Animax, Schimbu’ 3, Pro Tel, Family Balloons, Silca (key duplication), Inmedio, Flower Boutique, CEC Bank and an Omniclean cleaner.

As part of Iulius’ promise regarding sustainability principles, Family Market includes a green area with mature trees and decorative plants, which help reduce the carbon footprint. The project is also easily accessible by pedestrians, as well as by bike or car, owing to the mobility solutions implemented here. The project offers 151 parking spaces, bike parking spaces, and electric vehicle charging stations.

The investments for Family Market Bucium and Family Market Miroslava add up to more than €24 million. The financing partner of Iulius for these projects is CEC Bank.

Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
