Romania saw 11 new retail projects completed last year, with a combined leasable area of 215,000 sqm, sending the market to a 7-year high in terms of deliveries, according to a Cushman & Wakefield Echinox report.

Romanian developer Iulius has signed a partnership with Oil Terminal, a public company owned by the state, for the urban regeneration of a 38-hectare land plot in Constanța. Iulius plans to invest more than €810 million in a large mixed-use scheme. 

Romanian property company Impact Developer & Contractor has obtained the construction permit for its Greenfield Copou residential project in Iași that will have a market value of around €175 million.

Romanian developer Iulius has announced plans for a new office building in the Palasi Iași complex. This will be the eight-office building in the complex that will be developed following an investment of around €40 million. 

Romanian developer Iulius has inaugurated Palas Campus, the biggest office building in Romania with a total leasable area of 60,000 sqm, of which 54,000 sqm are offices and the rest retail premises. The project was completed in three years following an investment of more than €120 million. 

Office leasing volumes in Timișoara amounted to 51,400 sqm during 2022, which was more than half of the total deals closed in regional cities. Iași and Cluj-Napoca were next with volumes of 26,700 sqm and 15,200 sqm, respectively, while in Brașov office leasing covered 5,900 sqm. 

Romanian developer Iulius has signed a partnership with IFC, a World Bank member, in a move designed to create a decarbonation strategy for the whole property portfolio with a target to reach net zero on carbon emissions. 

The modern office stock in regional Romanian cities is set to reach around 1.3 million sqm in the next five years if the planned projects spanning 275,000 sqm will be delivered in this period, according to a report by real estate consultancy Cushman & Wakefield Echinox. 

Transactions of new office rental, relocation and pre-rental in Romania’s regional cities reached 70,393 sqm during 2022, which was 22% more than in 2021. Almost 90% of the lease deals were closed in cities that are university centres such as Iași, Cluj-Napoca and Timișoara,  according to a report by Fortim Trusted Advisors.
