S Immo acquires Budapest office building from local developer

S Immo AG has expanded its portfolio in the Hungarian capital with the BudaPart Gate, a LEED Gold certified Class A office building. The lettable area measures around 20,000 sqm, the building is fully let. The office property is located at the entrance to the BudaPart area, the largest ongoing urban development project in Budapest with a mix of office, residential, retail, gastronomy, entertainment and local recreation. The seller is Market Asset Management Zrt, a subsidiary of one of the largest construction companies in Hungary. The two parties have agreed not to disclose the purchase price.

Domestic investors close 80% of deals in Hungary

The performance of sectors relevant to the commercial real estate market improved in the second quarter of 2021, while the positive impact of growth on the real estate market fell short of that observed in previous cycles, partly due to the direct impact of the pandemic (lasting drop in tourism) and partly to uncertainties resulting from the trends accelerated by the pandemic (penetration of home office and e-commerce), the National Bank of Hungary (MNB) said in its latest Commercial Real Estate Market Report. In addition to an overview of the office, warehouse, hotel and retail markets, the report also reveals that the ratio of domestic investors in all property deals was nearly 80%, even higher than in the especially active year of 2019.

150,000 residential property deals estimated for Hungary in 2021

Real estate group Duna House has released its monthly Transaction Estimate and mortgage forecast, showing that there were 11,526 residential property transactions in Hungary in October 2021, down 2.4% over September, and also below the October prints of the previous years. This marks a downturn after a pickup in August and September, but the number of transactions is still expected to exceed 150,000 in 2021.

New leases

  • Sanofi Romania is relocating its HQ to Bucharest-based Equilibrium 2 office building, developed by Skanska. The company will occupy the 9th floor of the building starting June 2026.
  • ConvergenCE has signed a long-term agreement with Etalon-Informatika Kft., which will set up its new office in the Budapest-based CityZen project on an area of nearly 700 sqm. The company is expected to move in during 2026.
  • Kanał Sportowy, one of Poland’s leading sports media platforms, and Zdrofit, the country’s largest fitness club chain, will continue their presence at Konstruktorska Business Center in Warsaw. Kanał Sportowy will maintain its lease of 512 sqm, while Zdrofit will continue to occupy 1,000 sqm.

New appointments

  • Daniel Orczyk has been named Senior Project Manager at the technical advisory department of Avison Young in Poland. He is a licensed structural engineer and building site manager with over 20 years of experience.
  • Łukasz Meisner has joined Peakside Capital Advisors as Head of Project Management. He will be responsible for the management of Peakside's investment projects in Poland, including overseeing the implementation of key investments within the City Point, Urban Parks, and Peakside Industrial logistics platforms.
  • Peakside Capital Advisors is strengthening its Polish structure, expanding its expertise in investment management and development project execution. Łukasz Meisner has joined the team as Head of Project Management. He will be responsible for the comprehensive management of Peakside's investment projects in Poland, including overseeing the implementation of key investments within the City Point, Urban Parks, and Peakside Industrial logistics platforms.
