Industrial is the new favourite in Europe

Industrial, and specifically logistics, is the most sought-after real estate sector for European investors, overtaking office for the first time, according to CBRE’s annual EMEA Investor Intentions Survey. In 2017 Paris, Madrid, Amsterdam, Frankfurt and London were the five most sought-after destinations in Europe for investors who are actively pursuing alternative opportunities due to aggressive asset pricing and limited availability of core stock. In Hungary steadily improving developer sentiment and potential platform deals could pave the way for rising turnover in the sector.

CTP extends its portfolio in Hungary

Budapest may run out of available warehouse space

Although nearly 120,000 square meters of new industrial / logistics space was delivered to the Budapest market in 2017 which is almost double of the figure delivered in 2016. It may still occur that by the end of the year the available warehouse units with 5,000 sqm+ space will disappear from the Budapest market and its surrounding area, according to Colliers International's latest industrial property market report.

Multi Corporation enters Hungary

Multi Corporation, a pan-European fully integrated retail real estate service platform, recently acquired the asset and property management of Allee Centre. This shopping centre is located in the city-centre of Budapest and includes 46,700 sqm of retail space. Multi’s centre management team took over the management of Allee Centre on 1 January 2018, marking Multi’s first entry into the Hungarian retail real estate market. This is the fourteenth country in which Multi Corporation is developing its operations.

Prologis sells Prologis Park Hegyeshalom to Horvath Rudolf

Prologis announced the sale of Prologis Park Hegyeshalom in Hungary to Horvath Rudolf Intertransport Ltd, a Hungarian logistics services provider. The transaction includes a fully leased Class A logistics facility totalling 32,300 square metres and 24 hectares of land. Noerr and JLL represented Prologis while Deloitte advised Horvath Rudolf.

CTP plans to double its portfolio by 2022

In 2017, CTP increased its portfolio by approximately 680,000 sqm and reached a record 4.5 million sqm. Occupancy of its industrial real estate — spread across over 82 locations in the region — came to 97.7%. The greatest expansion occurred in the Romanian and Hungarian markets. By 2022, CTP aims to double its portfolio, reaching 10 million sqm.

New leases

  • A 200-square-metre Office Shoes store offering branded women's, men's, and children's footwear has opened in the Forum Gdańsk shopping centre. This is the chain's first shop in Gdańsk.
  • IWG has leased 906 sqm for a new Regus space in VOX Technology Park in Timișoara.
  • Auchan will open a new 7,000 sqm hypermarket at the end of next year in Sun Plaza, the shopping mall owned by CPI Romania. This move is part of a broader strategy to reposition Sun Plaza, which will undergo a phased modernization process starting in June. The space was previously leased by Carrefour.

New appointments

  • CBRE Romania has announced the promotion of Ramona Hîrnea to the role of Head of Investor Retail Leasing for its national operations. With over 22 years of experience in commercial space leasing, Ramona brings a comprehensive perspective on the retail market, gained both from her position as a consultant for property owners and as a representative of tenants.
  • Marcin Janik has taken up the position of head of the southern Poland region at CBRE. He will be responsible for Silesia, Małopolska and the previously serviced Wrocław.
  • GTC Group has appointed Miklos Egri as Chief Operating Officer. The new manager will be responsible for the company's day-to-day operational and administrative management in the Central and Eastern European markets.
