Office leasing activity in Cluj-Napoca exceeded 18,000 sqm in 2025, following a strong 2024 that recorded 50,000 sqm of office space leased.

Romanian real estate agency Griffes has closed lease deals worth more than €95 million in 2024, with Bucharest holding 75% of the total volumes. 

Property developer Portland Trust has inked a partnership with Griffes for managing the leasing and commercial operations of Bucharest-based J8 Office Park.

E.ON Business Services Cluj, part of the German group E.ON, will relocate to a  new office space in Record Park, the mixed-use project developed by Speedwell, and owned by AYA Properties Fund. The fit out works for the new office have been completed and the company is expected to start operations in the new space soon.

Andreea Păun, Managing Partner of Griffes, spoke with Property Forum about the outlook of rents and new office developments in Bucharest as well as the demand trends. This year, Griffes aims to close 10% more leasing deals with a combined value of more than €20 million.

Property developer Speedwell has secured the building permit for the office component of its mixed-use project Paltim located in Timișoara. 

Liberty Technology Park is one of the first technological parks in Romania, currently hosting a vibrant IT ecosystem. The 17,000 sqm office compound has been acquired by White Star Real Estate and its partners in 2019, planning to create a true mixed-use project, harmoniously blending the existing business community with new complementary areas. The first phase will include two residential buildings, currently under construction, followed by a separate building designed for a kindergarten and three office buildings, with generous retail spaces on the ground floor. Real estate consultancy company Griffes will oversee the commercial and leasing strategy of the project. 

2021 was a busy year for Romanian real estate agency Griffes with 44,000 sqm of office space leased, a new project as co-investor and the company’s first international leasing mandate. Andreea Paun, Managing Partner and Founder of Griffes talked to Property Forum about the results of last year and shared the company’s expansion plans for 2022.

Beverages maker Heineken Romania will relocate its HQ to a new building under development in northern Bucharest. The company will occupy 3,200 sqm, similar to the surface it has leased in the S-Park project, owned by Immofinanz, according to profit.ro.
