MLP Group posts over €105 million in net profit

MLP Group's financial standing remains very strong, as confirmed by the posted results for 2021. Last year, MLP Group’s net asset value (NAV) went up 51%, to PLN 1.82 billion (€396.7 million). The value of its investment property rose 46%, to around PLN 3.4 billion (€752 million). Consolidated rental income (i.e. revenue from the Group's core business) was PLN 196 million (€42.8 million), representing a nearly 15% increase year on year. At PLN 632.3 million (€138.1 million), operating profit surged 112% year on year, with a nearly threefold increase in net profit, to PLN 480.5 million (€105.0 million).

7R breaks records in 2021

7R, the Polish developer of warehouse and production facilities, delivered nearly 400,000 sqm of BREEAM-certified space in 2021, doubling the company’s annual result y-o-y. In the last 12 months, 7R has divested 17 projects to investment funds and real estate companies for a total of nearly €400 million. The amount of space the tenants occupy has also increased, totaling 500,000 sqm. The portfolio of properties managed by 7R now exceeds one million sqm.

Immofinanz records net profit clearly above pre-crisis level

Immofinanz's results of operations rose by nearly 60% year-on-year to €180.4 million in Q1-Q3 2021 and even substantially exceeded the comparable 2019 pre-crisis level (+29% versus Q1–3 2019). Net profit turned clearly positive at €295.7 million and also surpassed the pre-crisis level in 2019 (Q1–3 2019: €202.6 million).

Warimpex generates positive results for Q3 2021

The Warimpex Group achieved a solid operational performance in the first three quarters of 2021. The hotel segment in particular recovered versus the previous year and there are also successes to report on the office and development side, with two new lease agreements and the start of construction on a property. The Group’s result for the period improved from a loss of €31.2 million to a gain of €2.5 million. The result for the third quarter alone also climbed into positive territory, rising from minus €9.4 million to €0.8 million.

New leases

  • Sygnity will take over new office space in Building B of the West Forum complex in Wrocław. The tenant, which has been present at the site for nearly 20 years, has opted to relocate within the development and sign a new long-term lease agreement. Sygnity was represented in the transaction by Patron Brokers, while BNM Real Estate serves as the exclusive agent for West Forum.
  • The M1 Zabrze shopping centre, managed by EPP, has signed new leases covering 2,500 sqm. This includes CentrumRowerowe.pl, which will occupy 2,150 sqm for a new stationary showroom. The tenant group at M1 has also been joined by Alpine Pro, Świat Książki, and Wakacje.pl.
  • Millennium Gardens has expanded its tenant portfolio by securing a major international logistics provider. The global firm will establish its Budapest office within the development. As a leading service provider, the company already operates nearly 80,000 sqm of logistics infrastructure in the region.

New appointments

  • iO Partners has announced the appointment of Róbert Cesnek as Head of Capital Markets in Slovakia, effective from January 2026. In his new role, he will focus on further strengthening market presence, advising clients on complex investment decisions and delivering high-impact transactions across asset classes.
  • Mateusz Sobczak has joined Scallier’s operations in Poland as Project Manager within the Development Department. Sobczak is an experienced engineer with 15 years of professional practice in project management within the commercial real estate sector. Throughout his career to date, he has collaborated with leading logistics developers, including the MLP Group and 7R.
  • CBRE Southeast Europe has strengthened its Zagreb operations with two strategic appointments in the Office Leasing department. Edmund Krznarić has taken over the role of Head of Office Leasing for the Croatian market. Additionally, Jan Pečnik has joined the team as Senior Consultant.
