European investment markets face macroeconomic headwinds

Recent data from Arnold Investments show that around €152 billion was transacted on the EU real estate investment markets in the first three quarters of 2022. Year-on-year, this represents a decline of around 4% due to a strong first quarter. However, investment activity slowed down sharply in the course of the year. At roughly 39 billion, the transaction volume for the third quarter was around 39% lower than in the previous year. The main EU investment markets analyzed show a significant decline in transaction volumes both over the course of the year and in the third quarter.

Logistics market enters a period of ‘price discovery’

According to Savills, investment into industrial assets in Europe has continued to reflect the strong performance of the sector’s occupational market. European investment volumes into industrial real estate assets totalled €42 billion over the first three quarters of 2022, an increase of 2% YoY and 50% above the five-year average. Investment volumes in Portugal (595%), Belgium (124%) and Italy (93%) outperformed their five-year averages by the widest margins.

Allianz buys 200,000 sqm European logistics portfolio from DHL

Allianz Real Estate, acting on behalf of several Allianz Group companies, has entered into a purchase agreement related to a portfolio of five Class A logistics facilities in three European countries in a forward transaction with German logistics leader DHL. Set to complete between Q1 2023 to Q1 2024, the portfolio represents one of Allianz Real Estate’s largest single logistics sector acquisitions, in terms of gross leasable area, to date. In total the five facilities will cover over 200,000 sqm.

New leases

  • A 200-square-metre Office Shoes store offering branded women's, men's, and children's footwear has opened in the Forum Gdańsk shopping centre. This is the chain's first shop in Gdańsk.
  • IWG has leased 906 sqm for a new Regus space in VOX Technology Park in Timișoara.
  • Auchan will open a new 7,000 sqm hypermarket at the end of next year in Sun Plaza, the shopping mall owned by CPI Romania. This move is part of a broader strategy to reposition Sun Plaza, which will undergo a phased modernization process starting in June. The space was previously leased by Carrefour.

New appointments

  • CBRE Romania has announced the promotion of Ramona Hîrnea to the role of Head of Investor Retail Leasing for its national operations. With over 22 years of experience in commercial space leasing, Ramona brings a comprehensive perspective on the retail market, gained both from her position as a consultant for property owners and as a representative of tenants.
  • Marcin Janik has taken up the position of head of the southern Poland region at CBRE. He will be responsible for Silesia, Małopolska and the previously serviced Wrocław.
  • GTC Group has appointed Miklos Egri as Chief Operating Officer. The new manager will be responsible for the company's day-to-day operational and administrative management in the Central and Eastern European markets.
