Futureal has signed a €60 million (approximately HUF 21.5 billion) loan agreement with Erste Bank to finance the construction of the second phase of the Budapest ONE office park, currently under development, which is being developed in parallel with the third phase and will be handed over in the second half of 2022.

Hannes Wimmer, Executive Director, Loan Syndication at Erste Group Bank AG talked to Property Forum about the segments driving the property investment market and the funding focus of banks on sustainable projects. He reveals that compared to Western Europe, the CEE region is lagging a bit when it comes to financing sustainable projects, but big changes can be expected during the next 6 to 12 months.

Wood & Company has obtained a loan of €229.5 million, one of the highest amounts in the Slovak real estate market, to refinance the debt of the Aupark shopping centre in Bratislava. The financing will be provided by several European banking groups, all of which have operated historically in Slovakia. 

M7 Real Estate has acquired a modern, multi-tenanted office property in Budapest, Hungary, for €12.35 million. The company has also agreed a €56.7 million loan facility on a five-year term for the Fund with Erste Group, one of the largest financial services providers in Central and Eastern Europe, establishing a new banking relationship in the region.

Accolade Industrial Fund has secured an €85 million refinancing loan from Česká spořitelna for its Czech industrial portfolio. At the same time, the Fund responds to growing interest from qualified investors and following its debut in the domestic Czech market, it’s opening a distribution network in neighbouring Slovakia, together with Slovenská sporiteľňa.

Mitiska REIM has secured a €33 million senior debt facility with Erste Group Bank AG for four Romanian retail parks, representing a combined gross leasable area (GLA) of 30,500 sqm.

AFI Europe Group contracted a €170 million loan from a consortium of banks consisting of Erste Bank Group, pbb Deutsche Pfandbriefbank, and Banca Comerciala Romana (BCR) to acquire NEPI Rockcastle’s office portfolio of in Romania.

Atenor announced the signing of a financing of €80 million with pbb Deutsche Pfandbriefbank and Erste Bank. This funding for a period of 5 years (2020 - 2025) covers the three buildings that make up the 75,000 sqm Hermes Business Campus office complex in Bucharest.

Belgian property developer Weerts bought a 30-hectare lot from Erste Real Estate near Budapest, advisory firm VLK Cresa said in a statement.

Erste Real Estate, a subsidiary of Erste Bank Hungary, has signed an agreement to sell 57 hectares of a 170-hectare plot in Ecser, next to Budapest, to an international logistics company that intends to build a 100,000-square-meter high bay warehouse on the plot. VLK Cresa assisted the seller in this transaction.
