Strategic investor Hili Properties, part of Hili Ventures, has purchased a controlling stake of 75% in the Miro office building, developed by Speedwell in northern Bucharest, for an undisclosed sum. The remaining stake in the project will remain in the developer’s ownership for another two years. 

Czech investment and development group Trigema has bought a 51% stake in CenovaMapa.org, the market leader in online real estate valuation. Its founder, Hyposervis, retains 49% of the company. Following the acquisition, the parties did not disclose the amount. The newly created real estate data provider has been renamed Dataligence.

Commercial real estate players in Romania will be inclined to conclude contracts for shorter periods than before the pandemic, as almost 80% of owners, developers and investors in this field consider contractual adjustments and flexibility to be the main attributes that will count for tenants and end-users when the health crisis ends, according to Deloitte Romania Commercial Real Estate Survey 2021.

Cavatina Holding has acquired the Widzewska Manufaktura revitalisation project in Łódź for €90 million (PLN 400 million). The seller of the approximately 4 ha site at Piłsudskiego 135 with its 19th-century industrial buildings was a company headed and co-founded by Stanisław Zaręba, represented in the transaction by Deloitte.

Deloitte Romania and Reff & Associates, the law firm representing Deloitte Legal global network in Romania, provided assistance to Haier Tech, a Romanian company belonging to the Haier Group, in the project for building in Prahova county the first Haier’s refrigeration factory in the European Union. After assisting Haier Tech in obtaining the financing agreement for state aid in December 2019, Deloitte’s Management Consulting practice is now advising Haier Tech in the implementation of the large investment project that exceeds €53 million, for which the state will provide aid of €25 million.

New housing has become more expensive in most European countries over the last years, including 2019. Among 23 countries participating in Deloitte Property Index Study, 20 showed growth in prices of new dwellings and only three of them saw a price decrease. Experts in the residential real estate market expected the growth trend to continue in 2020, but they became less optimistic in the context of COVID-19 pandemic. Thus, in almost half of participating countries, the residential market is expected to stagnate this year in terms of price and experts in only six countries have positive expectations.

Cavatina Holding has signed a sale agreement for the Equal Business Park office complex in Kraków. The complex comprises four buildings offering a total of over 60,000 sqm of Class A office space. The buyer is a joint venture managed by Apollo-Rida Poland.

Global commercial real estate leaders are optimistic about the industry’s prospects over the coming year, despite global economic volatility, according to Deloitte 2020 Commercial Real Estate Outlook. 76 percent of respondents expect a positive evolution of the industry in the next period. The survey shows that the tenant experience has become a top priority for most commercial real estate leaders, with a focus on investment in new technologies.
