The Czech industrial RE market has experienced a record growth of interest in renting new premises, especially from companies linked to e-commerce triggering extensive speculative construction. Although the market situation is stable and positively influenced by the gradual reduction of construction costs in combination with yield stabilisation, recently the vacancy rate has slightly increased and two new phenomena have emerged on the market.

UBM Development Czechia has received the building use approval for the Astrid Garden residential project in Prague's Holešovice. The new owners are moving in in the autumn of 2024.

This year in March Passerinvest Group has opened the Roztyly Plaza office building, which, in addition to administrative areas, is offering 1,600 sqm of commercial space on the ground floor, and another 700 sqm dedicated to a canteen with a cafe. The permitting process has started for the first urban rental housing projects that PDS (Prague Development Company) is preparing for the capital city. Before the end of June 2024, PDS has submitted complete documentation and applications for building permits or zoning decisions for approximately 450 housing units.
