Not the strongest Q1 for Prague’s office market

Gross take-up (including renegotiations and subleases) on the Prague office market in the first quarter of 2018 amounted to 85,700 sqm, representing a decrease of 51% compared to the previous quarter and a decrease of 19% in year-on-year comparison. The Prague Research Forum announced the office market figures for Q1 2018.

Prague office building sold for €9.5 million

JLL helped with the sale of an office building in Chodov, Prague. The project on Roztylská with an area of over 9,000 sqm was sold at the purchase price of €9.47 million (CZK 240 million). The seller was PSN and the buyer was Vinton Development s.r.o. It is the largest transaction ever provided by S&MI (Small & Medium Investments) department under the leadership of Pavol Bak.

JLL's Office Agency has obtained an exclusive mandate to lease Argentinská Office Building owned by SUDOP Invest in Prague 7. A lucrative office building of almost 10,000 sqm is due to be built in the second quarter of 2019 and offers its potential tenants over 6,000 sqm of offices in 7 floors.

Coworking is taking the Czech market by storm

The area of shared offices in Prague will grow by 66% year-on-year. At the end of 2017 the total area was 16,500 sqm, and in 2018 it will increase to 27,500 sqm as the market delivers 11,000 sqm. The majority of these centres have been pre-leased. Shared offices are used in the regions as well. There are 76 coworking centres across the Czech Republic with a total area in excess of 25,000 sqm. According to Cushman & Wakefield’s estimates, the current area of shared offices will double by 2020.

CA Immo Czech Republic under new leadership

Vaclav Jonas has been appointed Managing Director of the Prague office and is thus responsible for all asset and property management activities of CA Immo in the Czech Republic, including tenant support and retention. Vaclav Jonas will be supported by Jan Baxa, who took over the role of Head of Asset Management in the Czech Republic from April 2018, and Radek Poulicek, who joined the company as a Leasing Manager in March 2018.

New leases

  • Adara, a distributor of cosmetic ingredients of the German manufacturer Evonik, has decided to move into Oxygen Park. The company has leased 366 sqm of office space located at the 4th floor of Building A in the Warsaw complex owned by Golden Star Group.
  • Fashion retailer Primark will open a new store spanning 3,700 sqm in VIVO! Shopping Centre, Cluj-Napoca, in 2025. At present, the retailer has two stores in Bucharest and will open a new one in Timișoara later this year.
  • Logistics operator Just in Time Logistic has leased around 300 sqm in the DL Tower multifunctional building in Katowice (SIlesia, Poland).

New appointments

  • Polski Związek Firm Deweloperskich (Polish Association of Property Developers) elected new authorities at its general meeting in Katowice. Maciej Wandzel was elected chairman of the board. He will replace Grzegorz Kiełpsz, who became honorary president of the PZFD.
  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
  • Paulina Strutyńska has been promoted to the position of Leasing & Asset Director at Skanska’s commercial development business unit. She is now responsible for leasing processes in the Warsaw market as well as Key Customer Management. Agnieszka Krawczyk-Rogowska is responsible for project commercialization and client liaison in Gdańsk, Kraków, and Bucharest, while Marek Stasieńko is responsible for the Wrocław, Poznań, and Łódź markets.
