CEE sees 59% decline of investment volumes in Q1-Q3 2023

At €3.2 billion for Q1-Q3 2023, CEE investment activity is at a 10+ year low (down 59% year-on-year). The pricing gap between buyers’ and sellers' expectations remains a significant barrier to seeing volumes return to the 5 and 10-year average levels of €10-11 billion. However, real estate fundamentals in CEE remain fairly robust.  Lower levels of vacancy are being recorded and some good levels of rental growth in certain sectors have been noted, reveals Colliers in its latest report.

Investors to undertake aggressive strategies for European real estate

According to a survey conducted by Savills involving real estate investors with total Europe and Middle East assets under management (AuM) exceeding €500 billion, almost a third of investors are looking to adopt a more aggressive, value-added investment strategy over the next 12 months. During the first half of 2023, investment activity remained low due to increased financial costs and an uncertain outlook. As a result, there was a need for more price discovery across all sectors. In Poland, we are witnessing a similar tendency in European countries and the United States, and one of these trends is a reduction in investment volume. The rise in interest rates had a significant impact on transaction valuations and investment activity, leading to a challenge in determining the size, speed, and duration of price adjustments. JLL experts presented an analysis of investors' activity in Poland in comparison to CEE countries.

New leases

  • Castorama has opened its 103rd shop in Poland. The outlet in the compact Smart concept is located in the Dekada shopping centre, at Armii Krajowej Street in Grójec. It is a 2,000-square-metre retail space, an outdoor garden zone and an assortment of around 15,000 off-the-shelf products.
  • In April this year, the House brand joined the group of tenants at CH Korona in Wrocław. The salon occupies nearly 285 sqm of sales space.
  • 18 Gym Fitness & Beauty will open a new location within Agora Arad (the former Galleria Arad) in a deal brokered by the Cushman & Wakefield Echinox. Agora Arad has a leasable area of 36,000 sqm and is currently undergoing a major refurbishment.

New appointments

  • Emilia Dębowska has been promoted to the position of Head of Sustainability Europe of Panattoni. In her new role, she will be responsible for Panattoni’s integrated sustainable development strategy encompassing both the company’s business goals and the development of its projects in Europe for every country in which the developer is active.
  • Crosspoint Real Estate has appointed Oana Popescu as Partner. She has joined the Crosspoint team in the summer of 2017 and took over the lead of the residential department in 2022.
  • Urszula Sekuła has joined the Retail Institute team as Business Development Director. She will be responsible for business development in Poland and three European markets.
