Residential rents in Hungary increase for the first time in 6 months

Residential rents in Hungary rose slightly in February, but looking at the longer term, this appears to be more stagnation than a substantial turnaround, the joint rent index of the Central Statistical Office (KSH) and real estate portal ingatlan.com shows. The average rent rose 1.1% in Hungary and 0.8% in Budapest month-on-month.

BudaPart in Budapest to continue with hotel development

The construction of a new building in the BudaPart mixed-use project in Budapest has started. As Mihály Schrancz, Managing Director of developer Property Market Kft., said earlier in an interview with Portfolio in December, the company has signed an agreement with the Radisson chain for a mixed-use development comprising a four-star hotel and office space. The Radisson Hotel Budapest BudaPart, to be built as part of the BudaPart Downtown project, will be operated by the Radisson Hotel Group international chain.

New home sales pick up again in Budapest

Budapest’s housing market is becoming more eventful for used and newly-built homes alike as sales have started to pick up in early 2021. As a result, developers sold more than 1,600 new homes between December 2020 and February 2021, nearly half the total number of new homes sold last year. At this rate, total sales figures may even double this year. As usual, most new homes were sold in Budapest's District 13, but the Inner Pest districts have also attracted large numbers of buyers. Data from the Budapest Housing Market Report by Eltinga and Ecorys reveals the number of new homes sold early this year in various locations.

The large-scale renovation will affect the entire office building. CTP to invest €60 million in fourth logistics park in Budapest

CTP is starting the construction of 80,000 sqm in Vecsés, a strategic location near Budapest Airport. With the market-leading 250,000 sqm under development in Hungary and high demand of the logistics and industrial space due to its large undersupply in the entire CEE region, CTP will reach the target of a 1 million sqm portfolio in the country already by the end of 2022, a year ahead of the originally projected forecast. CEE’s largest industrial developer already manages 10 parks in the size of 520,000 sqm in the country.

OTP provides €63 million loan for Budapest resi project

Hungarian lender OTP Bank is providing the largest project financing loan to date for the development of the Duna Terasz Grande apartment complex in Budapest. According to the financing agreement signed recently, OTP provides a HUF 23 billion (appr. €62.8 million) loan for developer D&B Ingatlanfejlesztő-Group. The 790-apartment project is the largest waterfront residential development in the 13th district. It will be handed over in 2023.

New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
