Forte Partners has announced that U•Center 3 in Bucharest has received the Access4you Design Gold Pre-Certification, making it the first office project in Romania to achieve this recognition. The certification was awarded just one month after construction began in July 2025 and ensures the project will meet high accessibility standards for people with diverse mobility, visual, hearing and cognitive needs.


“Achieving the Access4you Design Gold Pre-Certification just one month after construction began confirms Forte Partners’ commitment to creating inclusive real estate projects,” said Daniela Marinescu, Head of Asset Management at Forte Partners. “ESG today is no longer just about regulations, it’s about making a real impact in the community and building environments where everyone is welcome.”

Access4you is an international social impact company recognised by the WELL Building Standard. Its system audits and certifies the accessibility of the built environment in 16 real estate segments for nine user groups with accessibility needs. In Romania, the assessment was conducted by architect Tamara Dogariu, an accredited partner of Access4you authorised to evaluate buildings in the design phase.

According to Access4you’s founder and CEO Balázs Berecz, “An accessibility audit offers a data-driven starting point. Our mission is to provide credible and detailed data for owners, investors, tenants and people with disabilities and to encourage property owners to prioritise inclusion.”

U•Center 3 follows the success of U•Center 1 and U•Center 2, both fully leased and certified LEED Platinum and WELL Core Platinum. The third phase will add a 12,500 sqm office building, 1,700 sqm of retail and 200 apartments. The mixed-use project is being built with mid-rise structures aligned with the area’s urban profile.

In line with Forte Partners’ ESG objectives, U•Center 3 will feature biophilic design, rainwater reuse for irrigation, smart lighting and cooling systems, and a fully electric energy supply. The project will meet nearly Zero Energy Building (nZEB) standards, with efficient HVAC systems powered by heat pumps and low global warming potential refrigerants.

New leases

  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.
  • Court One has signed a lease for approximately 6,300 sqm of space at MLP Business Park Vienna. The tenant, a subsidiary of the Padeldome group, is currently Austria’s largest operator in the sector, managing 42 courts across four locations in the capital.

New appointments

  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
