Warsaw hotel market improves performance in 2023

Experts of Cushman & Wakefield expect transactional activity on the Polish hotel market to pick up in 2024 as key performance indicators continue to improve and the pressure on investors to allocate capital builds up. Although 2023’s total investment volume on the Polish market was below that of 2019, it reached nearly €83 million - an 82% increase year-on-year. Warsaw, Vilnius and Edinburg are the only main European hotel markets that reported year-on-year growth in occupancy levels last year. At the same time, Warsaw came third for ADR growth (EUR) in 2023, with an increase of 20.1% year-on-year.

Polish retail market enjoys improving turnover

Avison Young Poland closes 1/3 of office investment deals in 2023

The decline in investment volume, which has been recorded this year in all sectors of the commercial real estate market in Poland, is particularly visible in the office segment. Despite the relative recovery that was observed at the end of the summer, the total value of the transaction volume recorded in Q1-Q3 2023, amounted to only ca. €1.7 billion, with merely ca. €267 million allocated in office assets. However, in this time of slowdown, there is also room for success. Avison Young's investment team can boast of approximately one-third of completed transactions in this sector - both in terms of volume and number of transactions.

New leases

  • BIPA, the drugstore brand of the German REWE Group, has opened the first store in Romania at Bucharest-based Mega Mall. The unit’s leasable area stands at around 370 sqm.
  • M1 Łódź, managed by EPP, has inked new and renewed leases for nearly 5,800 sqm of retail space. The most significant addition is the opening of a HalfPrice store spanning nearly 2,200 sqm.
  • dm-Pharmahandel, the Czech subsidiary of the German drugstore chain dm-drogerie markt, will open a specialised logistics centre for the distribution of over-the-counter pharmaceuticals at CTPark Bor. The company will occupy a nearly 7,100 sqm facility.

New appointments

  • Michał Stępień has joined MDC2 as Investment Director. He has over 20 years of experience in the real estate industry, gained at Savills, where he worked in teams dealing with valuation, research, and investment advisory. Over the last few years, he has focused on the industrial and logistics sector, advising on market strategy, asset positioning, and investment decisions.
  • Rob Jones has joined CTP as Head of Investor Relations and PR, having previously led the European Real Estate Equity Research team at BNP Paribas. Jones will be working closely with Group CFO Richard Wilkinson and Maarten Otte.
  • CTP Romania has named Bianca Liulea-Stamate as Marketing Specialist. She has previously worked at DB Schenker for more than seven years.
