Czech industrial market slows down in Q3 2022

In Q3 2022, the Czech industrial market slowed down in comparison to the previous record-breaking year and a half after tenant demand decreased. The stock of Class A industrial premises for lease reached 10,652,456 sqm and there is currently 1,152,780 sqm under construction. The vacancy rate stayed at a historical low of 1.03%, so there is only 109,699 sqm available on the market for immediate lease. Nevertheless, due to the political-economic situation with the energy crisis and the high inflation rate, companies are planning layoffs and developers are more cautious. It is possible to expect that the tough time for tenants as well as developers will continue until at least next March, says the newest industrial property market report by 108 Agency.

Czech real estate investment activity slows down in Q3 2022

The volume of Czech real estate investment transactions in Q3 2022 reached €149 million, which represents a 61% drop in comparison with Q3 2021. Cumulatively the investment volume totalled €1.4 billion. If we added transfers of single assets and portfolios among related parties, the quarterly volume reached €390 million, almost the same as in the same period last year, says 108 Agency.

Prague’s industrial vacancy rate falls to all-time low of 0.55 %

The first quarter of 2021 saw record low vacancies in the greater Prague region, affirming consistent high interest in industrial premises in premium locations. High demand is pushing lease prices upwards, with lease prices having grown by 25 % per sqm year-on-year within the Prague cadastral district, for example. The Czech industrial real estate market is being impeded by drawn-out approval processes and a lack of new options in areas with the greatest demand.

New leases

  • Kraków's Nowe Czyżyny centre will be home to a new brand from the sports segment. The Newbridge leasing department has signed a lease agreement with 4F. In recent weeks, Monnari, Triumph and W.Kruk have also debuted in the facility, while Empik is preparing to open a store.
  • ROCKWOOL is expanding its office space in the Nowy Rynek D building, developed by Skanska in Poznań. In 2020, a competence centre was established on an area of 6,000 sqm. Now, the company has decided to lease additional 900 sqm.
  • Primark has opened the doors of its fourth shop in Poland for the first time in Katowice's Silesia City Center. The store occupies more than 3,600 sqm of retail space.

New appointments

  • Tezenis brand has joined the tenants of Galeria Warmińska. This is the first showroom of this Italian brand in Olsztyn in Poland. The new boutique occupies an area of approximately 190 sqm.
  • Anna Trębicka will be responsible for the integration of all CBRE business lines in the Łódź region in Poland, as well as the development and proper functioning of the Łódź branch.
  • 108 Agency announced the appointment of Petr Jílek as the new Head of Property Management for the Czech Republic.
