Belgrade residential investment volume grows by 28% in 2022

The total transaction volume for last year in Belgrade's residential market was €2.67 billion, which represents an increase of around 28% compared to the overall amount of €2.06 billion which was registered in the year 2021. This also represents the largest year-on-year increase in recent years, which was caused by the rise in transactions in Q2 when the Ukrainian war broke out, and the rise in transactions in Q4 when it became evident that rents in Belgrade doubled in certain parts of the city as a result of the influx of population from Ukraine and Russia, real estate agency Cordon reports.

Investors have ambitious construction plans for Poland's PRS sector

The prolonged conflict in Ukraine (the refugee wave) and the significantly reduced credit scores increase the demand for renting apartments and thus, affect the development of the PRS market in Poland. The institutional rental sector will also grow due to the changing perception of homeownership by young people, who value mobility and do not necessarily need to own a home. According to Eurostat data from 2021, about 30 percent of the population in the European Union live in rented apartments, while in Poland this number amounts to only about 13 percent. Paulina Brzeszkiewicz-Kuczyńska, Research and Data Manager at Avison Young Poland, summarises this sector's current situation.

Developer Crescon finishes residential project in Krkonoše

Development company Crescon has completed the first phase of the 64-unit luxury Aldrov Apartments & Resort project. The new owners are gradually taking over the apartments. By the end of this year, the company plans to complete the second phase with 75 units. A total of 139 apartments are to be built in the Krkonoše Mountains in the village of Vítkovice. The entire complex should be ready in the winter season 2023/24, Crescon announced.

Czech UDI Group starts to build more apartments in Warsaw

Czech developer UDI Group has started construction of more apartments in the Polish capital. As part of the Classic Ursus project, it has now started construction of the second phase, in which it will build a total of 272 apartments in two apartment buildings. The phase also includes a challenging reconstruction of the listed original entrance building to the Ursus factory. A total of 960 apartments will be built in the Classic Ursus project in Warsaw under the Czech developer's management for a total cost of CZK 2.8 billion (€117.7 million).

New leases

  • E-commerce player 4M Pro&Invest has leased nearly 4,100 sqm of warehouse space in Panattoni Park Poznań XIV. This agreement marks the completion of the leasing of the two completed phases of the development.
  • Panattoni has commenced construction on the latest phase of Panattoni Park Gorzów II, developing a bespoke BTS warehouse for DPD Polska. The facility will encompass 5,300 sqm tailored to the courier company’s operational requirements. DPD Polska is scheduled to begin operations at the new site in August 2026.
  • Romanian strategic advisory firm Infinexa Restructuring has relocated its HQ to GTC’s City Gate South Tower in Bucharest. The move supports their integrated approach to delivering complex debt restructuring, insolvency mandates, and preventive procedures for distressed companies.

  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India.   • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
