Panattoni has already delivered almost 170,000 sqm of industrial space around Zielona Góra in three different parks. Space has now been rented by ECE Logistics in one of these projects within the administrative capital of the Lubuski region. The company is to use the centre to run logistics operations for an e-commerce client from where it is to serve markets in Central and Western Europe. The tenant was represented by real estate consultancy BNP Paribas Real Estate.


Western Poland, due to its proximity to Germany and the its resultant potential for serving foreign markets, is developing at a rapid pace. After the so-called Big Five markets, it is the Western Pomeranian and the Lubuski regions where Panattoni has delivered the most space. At the end of Q1 2023, this amounted to 782,000 sqm and 621,000 sqm respectively for each region. One of the drivers behind this development is international e-commerce, for which the west of Poland serves as a hub. Now, ECE Logistics is also to make use of the advantages of the location, as it has leased 11,800 sqm in Panattoni Park Zielona Góra III. The transportation company is to run the operations for an e-commerce client to serve markets that include Germany and France to the west and the Czech Republic to the south.

“Eventually, the new building is to be the largest warehouse that we at ECE Logistics will operate and it will allow us to significantly broaden our client base and provide comprehensive support to our business partners when they expand into foreign markets. The space in Panattoni Park Zielona Góra III will allow us to handle both small- and large-sized goods as part of our XXL Logistics service. When we were selecting our new centre, we also took into account the high standard of sustainable development solutions that will help us and our clients meet our goals in this sphere”, says Maciej Korlak, the Managing Director at ECE Logistics.

“Our first two Panattoni parks in Zielona Góra have already been fully commercialised and this superb location in the region’s administrative capital has been chosen by many of the leading logistics companies. We are glad that ECE Logistics is one of them and is to support the development of our third project in this location. This is the first time we have worked together but we believe that having good working relations will lead to more projects, especially when a company wishes to develop its e-commerce services, a sector for which we are the leading developer in Europe”, says Dorota Jagodzińska, the Managing Director at Panattoni.

The popularity of Zielona Góra as an industrial space location is driven by both its easy access to labour and its location, which allows for effective distribution in Poland as well as to the south and west of Europe.  Being close to the A2 motorway allows for easy access to the most important cities in this part of Europe including Warsaw, Poznań, Łódź and Berlin. The S3 road also runs nearby connecting Western Pomerania to the country’s southern border.

Panattoni Park Zielona Góra III is to undergo BREEAM certification for a rating of ‘Excellent’. The developer is to ensure reduced CO2 emissions through improved insulation of the walls and roofs and is also to plant flower meadows and provide shelters for insects, invertebrates and birds. Moreover, workers will be able to use extensive cycling facilities as well as charging stations for electric vehicles.

The expansion brings the total area of private office and coworking spaces at the Hotspot Workhub sites to approximately 2,552 sqm.

New appointments

  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
  • Colliers has appointed Kata Mazsaroff, Tamás Beck, and Miklós Ecsődi as Equity Partners in Hungary, effective 30 April 2026. Mazsaroff, who joined in 2007, rises to Managing Partner after overseeing a 200 per cent revenue increase since her 2022 appointment as Managing Director. Beck, with Colliers since 1994, has led the Industrial & Logistics division since 2005, facilitating transactions covering 1.9 million sqm of built space and 9.8 million sqm of land. Ecsődi, Head of Occupier Services and Office Agency since joining in 2011, has secured over 450,000 sqm in leases valued above €600 million.
