Panattoni has begun construction of a 9,500 sqm facility tailored for Air Spiralo, a ventilation systems manufacturer. The manufacturing and warehouse facility will be located in Szamotuły, near the company's main headquarters in Poland. The project is valued at nearly €8.4 million.


On October 3rd, a cornerstone-laying ceremony officially initiated the construction of the BTS facility in Szamotuły. Among the attendees was Rix de Haan, the founder of Air Spiralo, and the event appreciated his contribution to the company's development, symbolizing a generational change. The ceremony was also attended by ASG board members Andre van der Sterre, Roel de Haan and Mike de Haan, the company's Managing Director Roland Schrödter and Group Business Development Director Remigiusz Blaszkowiak. Representatives of Panattoni BTS also participated in the ceremony

Marek Foryński, BTS Managing Director at Panattoni, commented, "The presence of Rix de Haan and the current board confirms the immense significance of the new facility in Szamotuły for the entire business of Air Spiralo. We are all the more pleased that the implementation was entrusted to Panattoni, appreciating our experience in BTS realizations. It is another tailor-made manufacturing facility, and our growing portfolio proves to be a significant asset in the era of reindustrialization trends, nearshoring or reshoring."

As part of the new investment, Air Spiralo will conduct manufacturing, logistics, and warehouse processes. Adapting the entire planned area will allow for production expansion in the future. Thanks to the tailor-made facility in Szamotuły, the company will consolidate logistics and manufacturing operations from three previous locations. The building will be handed over to the client at the turn of May and June 2024, with a project value of nearly €8.4 million. Bartłomiej Adamczyk from the Panattoni BTS department was responsible for the entire technical process, project coordination, and obtaining the necessary permits.

Paulina Sokołowska, BTS Development Manager at Panattoni, commented, "Once again, we prove that tailoring by Panattoni BTS goes beyond a custom facility and includes a perfectly chosen location. We reclaimed industrial land and developed and revitalized the surroundings in order to propose an optimal location for Air Spiralo’s growth and process consolidation. Brownfield investment is a big challenge we are not afraid to take on, and the realization for Air Spiralo is another example of efficient implementation of this formula."

Roland Schrödter, Managing Director from Air Spiralo, commented, "The last six years have been a time of intensive development for our company. With the expansion of the machine park, we constantly improve our processes, develop our staff, and work on production automation. We also initiated the transfer of the distribution centre from the headquarters in the Netherlands to Poland in 2023. We continuously expand our client and product portfolio. Investing in a new manufacturing and warehouse hall is a key element for ensuring further company development. We are convinced that the cooperation between Air Spiralo and Panattoni will be a mutual success."

The investment in Szamotuły is located 37 km from the centre of Poznań and about 2 hours drive from the German border. The facility will undergo BREEAM certification, and Panattoni will reinforce the roof for photovoltaic installation and cooling equipment. The developer will also provide office space, with additional glazing, and employees will have access to cycling infrastructure and car-sharing parking spaces.

New appointments

  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
  • Colliers has appointed Kata Mazsaroff, Tamás Beck, and Miklós Ecsődi as Equity Partners in Hungary, effective 30 April 2026. Mazsaroff, who joined in 2007, rises to Managing Partner after overseeing a 200 per cent revenue increase since her 2022 appointment as Managing Director. Beck, with Colliers since 1994, has led the Industrial & Logistics division since 2005, facilitating transactions covering 1.9 million sqm of built space and 9.8 million sqm of land. Ecsődi, Head of Occupier Services and Office Agency since joining in 2011, has secured over 450,000 sqm in leases valued above €600 million.
