Panattoni is developing its latest project tailored for a global brand. A leading global logistics company is to operate on 32,000 sqm of the BTO facility, which is being built in Robakowo near Poznań. Construction work started in May, and in late 2022 or early 2023, the client will gain access to the property. Over 20,000 sqm of the space is designated for the automatic sorting of parcels. The project is to be BREEAM certified and will feature, among others, a 900 kWp solar farm and a heat pump.

Panattoni is continually expanding its portfolio of BTS projects, which the company has completed for such international brands as Amazon, Carrefour, H&M and Weber as well as global logistics companies such as DSV or DB Schenker. Currently, the developer is delivering nearly half of its space in the BTS formula. This time, Panattoni is building a 32,000 sqm BTO facility for a global logistics leader that operates in more than 200 countries. The construction of the technologically advanced facility started in May, and the client will be given early access in late 2022 or early 2023 to begin introducing its own enhancements. The developer will prepare about 23,000 sqm for automated parcel sorting, which will take place on three levels. In addition, approximately 300 reloading docks are under construction. According to the client’s requirements, Panattoni will also provide an increased load-bearing capacity for the floor. Over 800 people will be employed in the facility.

The project is to be built, in line with Panattoni and the client’s strict standards, in a sustainable manner and as the first in Poland aimed at achieving BREEAM ‘Outstanding’ certification. The facility will be fitted with heat pumps to heat the hall during 70% of the heating period. In addition, this will be supplemented by photovoltaic installations with a capacity of 900 kWp. The developer will also introduce water consumption reduction solutions, including one that uses rainwater for watering the green areas. The insulation of the hall will also be enhanced.

“By opting for a BTO project, the company can be sure that Panattoni will deliver a tailor-made product on time and of high quality. World leaders need an individual approach, which is why our portfolio of BTS properties is constantly growing,” explains Panattoni’s Development Director, Katarzyna Kujawiak. “We have already delivered several million square metres for logistics companies across Europe, and our experience also pays off when it comes to tailor-made projects. Our know-how allows us to broaden the client’s perspectives, which is why regional and global leaders are so eager to put their trust in us,”

The BTO facility is being built in Robakowo, not far from the S11 expressway, which will ultimately connect Koszalin and the Baltic Sea region with the Silesian Voivodeship. The project will also be located less than 20 km from the centre of the capital of Poland’s Wielkopolska region, which has a population of approx. 3.5 million people, providing excellent access to employees. Additionally, about 120,000 students study in the province.
