Panattoni is expanding its portfolio within the boundaries of Łódź. The developer has started the construction of the first hall within Panattoni Park Łódź West II, which will occupy 70,630 square meters. Almost half of this space will be taken up by Rohlig SUUS Logistics.


"Our new project combines an attractive location, a very high standard of sustainable construction, and a space where varied processes such as logistics, warehousing, e-commerce, or production can be conducted. The best confirmation of the potential is the lease of over 30,000 square meters by the international player Rohlig SUUS Logistics," adds Marek Dobrzycki, Managing Director at Panattoni.

Panattoni Park Łódź West II is located on Langiewicz Street, near the S14 road - connecting the A2 motorway (Warsaw – Łódź – Poznań – Berlin) and the S8 expressway (Białystok – Warsaw – Łódź – Wrocław). The first of the facilities will be delivered in the third quarter of 2024.

"In the era of the rapidly growing Polish industrial real estate market, the Łódź region is becoming one of the most attractive logistics hubs not only in the country but also in Europe. Excellent connections, expressways, and motorways, as well as a land base within the city itself, attract companies of various scopes, offering very good access to labour," summarizes Marek Dobrzycki.

The first tenant in the new park will be Rohlig SUUS Logistics. The Polish logistics operator will conduct processes on 29,815 square meters of warehouse space, of which 9,220 square meters is a cross-dock area adapted for intensive logistics and handling operations. The company will also benefit from a specially prepared office area equipped with panoramic windows, covering 1,900 square meters.

"Central Poland, including the Łódź voivodeship, continues to develop dynamically, so companies, including those in manufacturing or e-commerce, need comprehensive logistics support, including warehouse services. The new facility triples our operational capabilities in the region and offers a range of services such as storage, order assembly, product set creation, banding, and labelling," explains Adam Galek, Board Member of Rohlig SUUS Logistics. 

Panattoni Park Łódź West II will undergo environmental certification BREEAM at the Excellent level. The developer will install photovoltaic panels on the roof, use dusk and dawn sensors for external lighting, and implement a Building Management System (BMS). Tenants will also benefit from water-saving sanitary devices and equipment, and modern and zero-emission gas heating systems. The developer will also prepare several solutions for employees, including green relaxation zones with ecological furniture, infrastructure for cyclists, parking spaces for car-sharing, and electric vehicle charging stations. Panattoni will take care of the biodiversity of the investment - providing shelter for invertebrates, insects, and birds, as well as numerous plantings of trees, shrubs, and flower meadows.
