P3 Logistic Parks has extended lease agreements with two tenants for nearly 10,000 sqm at P3 Łódź City III. SBS and Fileder will continue their operations at the logistics park in central Poland.


SBS has renewed its lease for 6,738 sqm, including 6,597 sqm of warehouse space and 141 sqm of office space. The company uses the facility as a central warehouse for distributing sanitary, heating and installation products nationwide. SBS operates Poland's largest sales network in this segment, with over 90 partner wholesalers and 180 retail outlets. BNP Paribas Real Estate brokered the transaction.

Fileder, a UK-based supplier of water filtration systems, extended its lease for 2,027 sqm, comprising 1,889 sqm of warehouse space and 138 sqm of office area. The company uses the Łódź facility to distribute products across European markets.

"The extension of our cooperation with SBS and Fileder shows that P3 Łódź City III fully meets the needs of companies looking for modern, flexible distribution and warehousing space," said Iwona Sadowska, Head of Leasing at P3 Logistic Parks in Poland. "This confirms the park's potential as a stable, long-term logistics and distribution hub for central Poland."

P3 Łódź City III is located on Maratońska Street, approximately 7 km west of Łódź city centre and 1.7 km from the S14 route entrance. The park offers 34,000 sqm of space and is currently fully leased. The facility holds a Breeam Very Good certificate and features energy-efficient LED lighting, reinforced flooring with 7 T/sqm load capacity, and roof structure prepared for photovoltaic panels.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
