P3 has announced the signing multiannual contract with PepsiCo for the lease of 58,470 sqm of modern warehouse and office space at P3 Mszczonów park. This will be the largest PepsiCo facility in Poland forming concern’s distribution network and operating as a central warehouse. JLL represented the client in this lease transaction.

Its convenient location and our flexible approach to our clients’ needs and requirements have been making it a popular choice among companies from various sectors for many years now.”

PepsiCo is a global leader in the manufacture of food and beverages. Its carbonated and non-carbonated soft drinks, fruit juices, water, and savoury snacks are produced in Poland. Logistics and warehouse processes that have so far been run by the company in several locations throughout Central Poland will be consolidated in the central warehouse in Mszczonów.

Constant changes in the FMCG market require faster and more efficient methods of delivering products to customers. To maintain a competitive market position, manufacturers are constantly seeking new ways to deliver products faster to their business partners and, as a result, to consumers. This is no different for PepsiCo, the market leader in food and beverage products.

Bernard Wierzbik, Customer Service & Logistics Director Central Europe PepsiCo, commented: “The new logistics unit in our structures – a central warehouse – is a key element of the PepsiCo project to modernise the warehouse system of finished products in Poland. The new warehouse, thanks to its close distance to three of our four factories, becomes an important distribution centre for PepsiCo in Poland.”

The warehouse for PepsiCo will be the sixth building at the P3 Mszczonów park. The park already holds a total of 160,000 sqm of modern warehouses. The developer also has land allowing for the further expansion of the investment.

Piotr Bzowski, Leasing & Development Director P3 Logistic Parks in Poland, said: “We always do our best to meet the needs and expectations of our Clients and propose facilities that are best fitting to the specific nature of their business; I’m convinced that this will also be the case this time. The warehouse for PepsiCo will have a custom height of 12 m, and the fire resistance class of the facility will be over 4,000 MJ. Moreover, PIR-core panels effectively insulating the buildings will be used in construction to ensure effective building insulation against external factors.”

The P3 Mszczonów Park is located 50 km south-west of Warsaw, along the S8 expressway connecting the Capital with the south of Poland, and close to the A2 motorway linking the western and eastern parts of the country, as well as the A1 motorway which runs from the south to the north.

His professional background also includes site management and commercial leadership roles.
  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
