CEE-based flex office provider New Work has opened a new location in Prague. New Work Smichov Business Park offers fully furbished office space with up to 245 workstations in one of Prague’s most lively areas, with many offices and an outside terrace overlooking the Vyšehrad castle as well as beautiful green areas along the Vltava River.


Smichov Business Park offers spacious workspaces, including flexible offices, coworking spaces and meeting facilities. New Work’s new location in Prague 5 offers its users 24/7 access, 360 reception services, high-speed internet, a fully equipped kitchen and additional amenities such as copy & printing or courier services.

“Smichov is the main office hub for big marketing & advertising as well as IT companies. Located next to a metro and railway station, in addition to the stop of numerous tram and bus lines, Smichov Business Park is well connected and easily accessible from every part of the city. Smichov Business Park is situated and designed playfully for having your comfort, lots of shared spaces, a cosy lounge and needed privacy for your offices,” explains Michal Hruška, Sales Manager and Flexible Workspace Advisor at New Work.

Just like all other New Work offices, Smichov Business Park is easily bookable online with no long-term commitment necessary. With New Work’s “Space in the Cloud” service, available across the entire portfolio, tenants can reduce their core space commitment down to 50% and cover the peak loading factor with cloud services. Employees using this service have access to all New Work locations via a mobile app so they can choose where they want to work on a given day – or for just a few hours – depending on where they are and where they need to go.

Besides Smichov Business Park, New Work operates another successful location in Prague. Rustonka Business Center in Prague 8 offers flexible office space and fully equipped meeting rooms for up to 176 people.

New leases

  • Astellas Pharma has renegotiated its lease for offices at One Floreasca Bucharest in a deal brokered by Fortim Trusted Advisors, an alliance member of BNP Paribas Real Estate.
  • Czech furniture industry supplier Hranipex, a provider of edge banding, adhesives, cleaning products, and accessories, has leased nearly 3,000 sqm of warehouse space at CTPark Bucharest South. The company has relocated its operations to the new facility and is currently fully operational within the park.
  • Oracle has renewed its lease for 600 sqm of office space in Belgrade, in a deal brokered by iO Partners.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
