Intrade Assets Management is applying for a permit for the project known as Za stanicou (Behind the station) in Bratislava, now under the new name Aquamarine, reports SME.sk. Presented 14 years ago the project is coming to life in the Nové Mesto district.

Back in 2010, it was introduced by the Israeli Star Group, which was behind the company Intrade Assets Management. A mix of offices, shops and housing was to be created near Vajnorská Street. The dominant feature of the complex was to be a 25-floor tower. The project remained only on paper. In 2021, Red Real Estate Development and Avoris Orange took over Intrade Assets Management.

Red Real Estate Development is a Slovak company with a few residential and office projects completed in Slovakia. Avoris Orange is an Austrian real estate company subsidiary that has completed several residential, mostly smaller projects in Vienna and Graz.

The developer has applied for a change of the zoning decision. The project should grow on a common base with two identical towers. 640 accommodation units are to be located on the first to twentieth floors. On the 21st to 28th floors, the developer has planned 160 one- to four-room apartments.

As part of the project, an underground tunnel is designed to connect Aquamarine and Tomášikova streets and the Bratislava - Nové Mesto railway station. It was one of the conditions of the Bratislava municipality.

When the project will be implemented is questionable for now. However, the zoning decision is the most important in the permitting process. The subsequent building permit is only a technical matter.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
