ICT service provider Atman sp. z o.o. has purchased an investment site of nearly 6 hectares in Duchnice, in the municipality of Ożarów Mazowiecki. The transaction process for the Warsaw-based company, including engineering support and the preparation of administrative and legal formalities, was provided by JLL Poland.

A pandemic, high inflation, rising prices for materials and contractors, and consequently, an increase in starting rental rates concerned the warehouse sector in 2022. Despite the difficulties, the logistics and industrial market is stable and has grown dynamically. The breaking point for the sector turned out to be Russia’s aggression against Ukraine at the end of Q1, 2022, which significantly changed the perception of the entire market in the first weeks of the war. Additionally, tenants and developers looked for ways to optimize energy costs throughout the year. Axi Immo presented a recap of 2022 and forecasts for 2023 for the warehouse market in Poland.

Logistics company Elvada and motorcycles and electric bicycles producer Relive Bike RKS Motor are the new tenants in Constanța Business Park, the project developed near the port area by Global Vision in partnership with Globalworth. The spaces leased by the two firms total 9,600 sqm.

In 2022, the industrial market remained one of the fastest-growing real estate sectors in Poland despite supply chain disruptions that sent rents and construction costs rising. 2023 is shaping up to be a year of buzzwords such as nearshoring, reshoring and friendshoring, with the biggest challenges being cost optimization and looking for savings, says Jakub Kurek, Head of Industrial and Warehouse at Newmark Polska.

Panattoni proceeds with another development for Flex, a global supplier of equipment and technology. The lease agreement covered a total of 28,000 sqm at Panattoni Park Łódź A1, where the company will occupy both warehouse and office space. 

Retailer Profi has signed an extension of its lease agreement for 52,000 sqm of warehouse space in the Logicor Ploiești logistics park. 

Logistics company Uniq Logistic is moving into the Reino IO Łódź warehouse on Ofiar Terroryzmu Avenue in Widzew. The tenant will occupy more than 12,000 sqm of warehouse space. Uniq Logistic was represented in the negotiation process by Axi Immo.

DHL Supply Chain has developed a carbon-neutral real estate portfolio of 400,000 sqm to support customers' growth requirements across six European Tier 1 markets. 

Panattoni will deliver 21,000 sqm to Trivium Packaging, a global manufacturer of metal packaging, as early as 2023. It will be the biggest completed development for a single customer in the developer's Kraków portfolio. 

Despite the still-uncertain geopolitical situation over Poland's southeastern border, the performance of the warehousing sector in the investment and leasing markets gives grounds for optimism. Demand in Q3 2022 amounted to 1.6 million sqm (+11% y/y), indicating that companies are still interested in acquiring new space for development. On the supply side, on the other hand, the new policy of investment financing by banks in the coming quarters will bring the announced cooling down in the construction of new projects. This trend may particularly affect speculatively built warehouses, which at the end of September 2022 accounted for about 52% of the 4 million sqm of space currently under construction.
