Commercial real estate investment in Slovakia reached €244 million across 8 transactions in the first half of 2026, according to analysis by CBRE Slovakia. Foreign investors accounted for 78% of total investment activity, equivalent to €190 million, with Czech investors representing 73% of that foreign share. Domestic investors contributed the remaining 22%, or €54 million.
The office sector attracted the largest share of capital, accounting for 66% of total investment volume, or €160 million. Retail followed with a 26% share (€63 million), while the industrial sector accounted for 8% (€21 million).
"In the office segment, the most significant transaction was the sale of The Mill office building in Bratislava, which offers approximately 26,700 sqm of leasable space," said Ľubor Procházka, commercial director of CBRE Slovakia. "Among other notable transactions was the sale of a partial stake in the Einsteinova Business Center office complex in Petržalka and the BCT 1 building in Košice," Procházka added.
In the industrial segment, the former ECCO manufacturing plant was sold to WIA Slovakia, a member of the Hyundai WIA Group, which plans to expand its production in Martin.
Prime yields remained stable across sectors on a quarter-on-quarter basis. Office and industrial yields stood at 6.25%, while shopping centres held at 6.50% and retail parks at 6.75%.
