CBRE reports growth in Slovakia retail market in Q2 2026

Colliers reports Bucharest office rents rise 12% on tight supply

More than 100,000 sqm of office space was leased in Bucharest in the first half of 2026, slightly below the level recorded in the same period of 2025, according to a mid-year market update from Colliers. Asking rents for existing office space in the Central Business District and other central areas rose by nearly 12% year-on-year to €18 per sqm per month, up from €16. Across the market as a whole, average rents increased by around 3%, while new projects under development are quoting rents 10–15% above levels typically seen in their respective submarkets.

Bratislava office leasing hits 53,000 sqm in Q2 2026

Bratislava's office market maintained strong leasing activity in the second quarter of 2026, with take-up reaching nearly 53,000 sqm, according to a new report by CBRE Slovakia. More than half of the total volume comprised renegotiations of existing leases, while net leasing activity, covering new leases, pre-leases and expansions, stood at approximately 25,000 sqm, a 51% increase year on year.

Hungarian real estate shows gradual recovery

Hungary's commercial real estate investment volume reached €610 million in the first half of 2026, a 26.7% year-on-year increase and the strongest first-half result since 2021, according to Colliers Hungary. Domestic buyers accounted for 74% of activity. The office sector led with a 37.9% share, followed by retail at 32.9% and industrial and logistics at 18.5%. Prime yields held steady at 6.50% for offices, 7.00% for shopping centres and 6.75% for industrial assets. Based on the transaction pipeline, full-year volume could exceed €1.2 billion.

Czech industrial market holds steady as vacancy rises

CBRE reports Bratislava new-home sales dip in Q2 2026

652 new apartments were sold in Bratislava in the second quarter of 2026, a 12% decline compared with the 742 units sold in the first quarter, according to a residential market report by CBRE Slovakia. The available supply of new-build apartments rose above 4,000 units for the first time since 2017, reaching 4,231 homes across 105 projects, an increase of approximately 300 units quarter-on-quarter and 25% year-on-year. The pace of new project launches outstripped the pace of sales.

Colliers cuts Romania retail delivery forecast for 2026

Romania's modern retail market added approximately 80,000 sqm of new retail space in the first half of 2026, down from around 122,000 sqm in the same period last year, bringing total stock to more than 5.2 million sqm, according to a Colliers report. The decline was largely due to the absence of large-scale projects, with the Mall Moldova extension having accounted for nearly 50% of first-half deliveries in 2025. Colliers has revised its full-year 2026 delivery estimate by approximately 35%, from around 230,000 sqm to 150,000 sqm. The largest completions in the first half of 2026 were the Arena Mall extension in Bacău (approximately 17,000 sqm) and the first phase of Urbano Shopping & Living in Cluj-Napoca (around 15,000 sqm), alongside Aurora Retail Park in Bacău, the Electroputere Parc extension in Craiova and Galeriile Iris in Târgoviște, each contributing approximately 10,000 to 12,000 sqm.

Romania records investment rebound

Romania's real estate investment market recorded €211.1 million in transactions during the first half of 2026, a 46% decline compared with the same period in 2025, according to the Marketbeat Investment H1 2026 report by Cushman & Wakefield Echinox. However, following the completion of AFI Europe's acquisition of six retail parks from MAS Real Estate in early July, together with several smaller deals, the total volume for the first seven months of the year has already surpassed the level recorded throughout the whole of 2025.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
