International logistics forwarder DSV Prime Cargo has just extended its lease in Panattoni Park Goleniów, while at the same time doubling the space it occupies to almost 10,000 sqm. 


“Western Pomerania is a region with enormous potential and the interest of tenants is growing all the time. The market reports published for 2020 reveal that it has virtually zero vacancy – and this is something that we are particularly benefiting from. We have delivered 265,000 sqm here and are constantly being contacted by parties interested in new space or expansions of existing leases, as in the case of DSV Prime Cargo at Panattoni Park Goleniów,” reveals Weronika Mioduszewska, the Senior Leasing Manager of Panattoni.

International logistics forwarder DSV Prime Cargo, part of the DSV Panalpina group, has until now been occupying 4,480 sqm at Panattoni Park Goleniów, which it uses to service clients from the B2B sector – but from now its premises will be expanded by another 4,900 sqm. A system of mezzanines is to be constructed, which will increase its capacity for servicing e-commerce companies and enable it to add the handling of returns to its range of services. The space leased by DSV Prime Cargo is fully designed for the company’s needs. The floor load capacity in the building amounts to 5 tonnes per sqm, while the fire load is greater 4,000 mJ per sqm. In addition to this, the warehouse will feature as many as 50 docks.

DSV Prime Cargo operates on five continents, offering transport and logistics services for both the e-commerce and fashion sectors, as well as for the alcohol and tobacco industries (suspended excise duty and value-added services, e.g. banding), along with processes for high-value products.

“Szczecin and its surrounding area is an ideal location in distribution terms for most of our clients – especially for those who being close to the German and Scandinavian markets is very important. Each day, we deliver parcels to the hubs of courier firms in Germany, Denmark and the Netherlands, which are then transported to consumers across the world. This is just our latest location in this region and is certainly not going to be the last. Panattoni Park Szczecin Goleniów is a new park that could be supplemented by additional warehouse buildings in the future – and we also took this factor into account when making our choice, in which were supported by M4 Real Estate,” explains Zbigniew Kempski, the managing director of DSV Prime Cargo Poland.

“For DSV Prime Cargo, we prepared a detailed analysis of the available locations that fitted in with the company’s expectations. Then, after selecting the facility, we supported our client in the negotiations over the financial terms of the lease agreement as well as the technical conditions. Seeing how DSV Prime Cargo has already been expanding so impressively on the Polish market, I am sure that we will also have the opportunity for such successful cooperation in the future,” insists Hanna Pryczek, a Senior Consultant at M4 Real Estate.

Panattoni Park Goleniów, due to its location close to the A6 motorway, provides convenient connections to both Berlin and major Polish cities. In addition to this, the park allows efficient access to Szczecin-Goleniów Airport, and also has the advantage of being near to the Szczecin-Świnoujście seaports. Following some understandable declines in cargo handling in the first months of the pandemic, there was an 18% y/y increase in such traffic this April, while for the first four months of this year both ports recorded 12% increases on the same period in 2020.

Panattoni Park Goleniów will comprise two class A warehouse buildings with an eventual area of 54,260 sqm, of which almost 20,000 sqm has already been built. The logistics centre, which is designed to be flexibly adapted to the needs of tenants from a wide range of industries, has been fitted with unloading docks, ground-level drive-in gates, spacious manoeuvring areas and additional parking spaces. Both buildings under construction are BREEAM ‘Very Good’ certified.

New appointments

With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
