Malthouse Offices, the biggest office building of the Warsaw Brewery complex, as well as the historic Malthouse were acquired by Deka Immobilien, an international investment and asset manager. The buildings were sold for approximately €152.3 million.


Warsaw Brewery, a flagship destination project of Echo Investment, restored a significant part of the city to residents of the Polish capital city. It is a place where the historic architecture merges with new state-of-the-art buildings and open, green zones. Apart from its residential and food and beverage functions, the Warsaw Brewery complex encompasses three office buildings, where the first two – Gatehouse Offices and Villa Offices, were already sold by Echo Investment.

The Malthouse Offices building acquired by Deka Immobilien received an occupancy permit in September 2020 and has already welcomed its tenants. The investor also became a new owner of the 19th century Malthouse, which will house Robert Lewandowski's awaited restaurant.

Malthouse Offices is a part of the Warsaw Brewery multi-functional complex. The asset consists of a 7 floors office building, the historic Malthouse, the Central Garden and the historical cellars. The property, completed in September 2020, comprises a GLA of 29,600 sqm and two levels of underground parking with 180 parking places.

The office part is leased to well-known tenants such as Grupa Żywiec, Allen & Overy, MDDP, Point72 and Playtika. Its ground floor is occupied by several restaurants and a gym. The underground part of the building is connected to the historic cellars. This is where the original concept of the Lviv-based Kumpel Group will be created. The ‘Browar Warszawski’ concept will soon welcome guests with beer brewed here, great liquors and delicious food.

Allen & Overy and Baker McKenzie advised the seller, while JLL, Dentons and TPA Poland acted as the buyers’ advisors on the deal.

The Warsaw Brewery project is located on 4.5 ha plot between Grzybowska, Wronia, Chłodna and Krochmalna streets. Echo Investment in cooperation with JEMS Architekci have designed it as a multifunctional quarter of the city, a destination in which people will be eager to live, work and spend their free time. The project is topped out with the excellent service and restaurant zone which adds extra energy to this place. The Warsaw Brewery comprises apartments, office space, restaurants and bars, as well as nearly 100,000 sqm of engaging greenery and urban space.

New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
