Panattoni is further developing the warehouse stock of Lower Silesia. Panattoni Park Wrocław XIII is under development next to a junction of the A4 motorway in the village of Pietrzykowice just outside Wrocław and will eventually have an area of 75,000 sqm. Logistics operator Chomar has just leased 15,000 sqm in the park. 


Panattoni Park Wrocław XIII will eventually comprise two buildings with a combined area of 75,000 sqm. By the end of the third quarter, over half of the planned space had already been delivered. The remaining space is under construction while one of the tenants of the space already delivered is logistics operator Chomar. The company is to take up 15,000 sqm for office and warehousing purposes. For thirty years, the company has been involved in freight forwarding, warehousing and transport throughout Europe. It is one of the largest transportation companies in the region and is one of the top 100 transport companies in Poland. It has a modern truck fleet, which it replaces every 3-4 years.

The new space is to be occupied in mid-2022. "We are developing and growing. We are improving our warehousing operations for our clients since our success depends on their satisfaction. That's why we are building up our stock of warehousing space and, in this way, we are effectively shoring up our position on the market," explains Rafał Choma, Chairman of the management board of Chomar. He goes on to point out that Chomar serves a wide range of clients: “Among other things, we transport and store construction goods, household appliances, pharmaceuticals and groceries. We also work for the automotive sector, whose warehousing needs are growing.”

Lower Silesia is one of the most important areas for industry and warehousing in Poland. This is largely due to the excellent connections it has with the main logistics hubs across Poland and Europe.“However, what pleases us the most is that clients, who have used our developments before return to us. This means that Panattoni’s buildings meet customer expectations to a very high degree. Five years ago, Chomar leased its first 1,600 sqm in one of our centres. Currently, the company already leases ten times more space with us. This is because the company is growing quickly and this is partially due to us supplying them with the solutions to make this possible,” says Damian Kowalczyk, Development Director of Panattoni.

This is confirmed by Piotr Krasuski, Vice-President of Chomar: “When we take on a commission, we have to show a lot of flexibility and we expect the same from our business partners. We look to form strong, long-term relations. Panattoni’s building meets our needs perfectly with its size, its location and the possibilities for its future expansion. With this deal, we have been supplied with modern space built in line with our policy to run a socially responsible business, due to its environmentally sustainable solutions, its well-equipped office space and the rest area provided for drivers.”

Panattoni Park Wrocław XIII is to be certified under BREEAM. The electricity to power the development is to come exclusively from renewable sources and, on-site, there will be electric vehicle charging stations, bicycle stands, green areas and insect hotels. The park is being built just next to the junction at Pietrzykowice on the A4 motorway, which runs from the west to the east through Southern Poland.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
