Panattoni is preparing 36,500 sqm of warehouse space for Grupa Allegro – the largest online shopping platform in this part of Europe. The company is to move into A2 Warsaw Park, which is a huge development with one fully commercialised building of over 100,000 sqm. The new location will allow Allegro to develop its logistics platform to serve the companies that sell goods on its website and speed up the process of fulfilling orders. For this transaction, the tenant was represented by consultancy Colliers International.


Allegro, which has been operating in Poland for 21 years, is one of the ten most-visited retail websites in the world, with over 20 million visitors monthly (source: Gemius). They can browse the goods offered by around 125,000 companies. Almost 80% of orders are delivered in 1-2 days and, in 2021, Allegro is planning several initiatives so that even more orders are delivered to shoppers within 24 hours. One of these is to start a service to allow retailers to store their goods in a modern specialist logistics centre from where they can be despatched. For the location, Allegro has chosen the most important warehousing region in Poland and the largest one-building centre – A2 Warsaw Park, which has an area of 104,000 sqm.

Allegro has leased 36,500 sqm, of which 33,541 will be taken up by warehousing. This is where complex logistics services will be carried out including storing, packing and despatching parcels and also fulfilling orders and receiving returns. Up to 2,783 sqm will be set aside for offices that have been specially designed to keep workers safe and fulfil the requirements of the COVID-19 pandemic. The tenant will also be able to use 20 electric vehicle charging stations, bicycle shelters and stands and a specially enlarged car park with a bus bay.

Grzegorz Czapski from Allegro commented on the partnership with Panattonni: “What characterises shopping on Allegro is that there is the widest choice with the lowest prices on the market and it is also convenient. Shoppers expect speedy delivery, and we are working hard to help retailers fulfil this expectation. We have already implemented our Quick Delivery Programme and we offer a same-day delivery service with PickPack and X-press Couriers. We are not going to stop there, and we are planning to launch a new service. The Allegro logistics centre, which is to be in a modern warehouse building in Central Poland, will take over the most time-consuming and costly activities from retailers including storing, packing and despatching goods and also servicing returns. This will allow companies to concentrate on increasing their sales and promoting their wares and additionally it will please shoppers with fast deliveries.”

Marek Dobrzycki, Managing Director from Panattoni points out that “By fulfilling the needs of the largest players on the e-commerce market such as Grupa Allegro, Panattoni also meets the expectations the end-consumer as well. It is precisely because of such e-commerce solutions that the continuously growing numbers of those who use the platform can count on the timely fulfilment of their orders,” and he adds: “Today 70 pct. of internet users in Poland already shop online stocking up on the everyday goods they need – and this is having a huge impact on how both society and the economy function during the pandemic.”

Maciej Chmielewski from Colliers International, which represented Allegro during the lease negotiations stated: “Over the last few months e-commerce in Poland – and also across the world has gone through a real boom. We’ve been watching this sector grow for a few years already, but the outbreak of the pandemic and changes to consumer shopping behaviour have considerably accelerated its development. The warehousing market in Poland provides the ideal conditions for the sector’s further growth. Customers’ rising expectations can now be met because of the high quality of warehouse buildings in urban locations, the well-developed road system and the possibility of delivering goods in a short time. A2 Warsaw Park definitely meets the expectations of the leading players from the e-commerce sector, such as Allegro”.

New appointments

  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
