Developer 7R is launching construction of 7R Park Szczecin South, a logistics and warehouse complex in the south-western part of Szczecin comprising two buildings with a combined area of approximately 29,000 sqm. The first and larger building, exceeding 23,000 sqm, has been fully pre-leased to Procent Poland, a logistics services provider for the e-commerce sector. The second building will offer around 5,000 sqm. Depenbrock Polska has been appointed general contractor, with construction due to start in August 2026 and completion expected in the third quarter of 2027.
The park is situated approximately 7 km from Szczecin city centre and around 36 km from Szczecin-Goleniów Airport, with access to the A6 motorway connecting to Germany's A11 towards Berlin, as well as the S3 and S6 expressways. Proximity to the ports of Szczecin and Świnoujście is intended to support cross-border distribution. "Szczecin is one of the most important regional logistics hubs in Poland, combining access to the German market, seaports and major transport routes. Securing a tenant for the entire building even before the start of construction confirms the potential of the project," said Marzena Taube, Leasing and Development Director for the North-West Region at 7R.
Procent Poland, which provides fulfilment services to international e-commerce companies, will occupy the entire first building and has tailored its layout and infrastructure to its operational requirements. The tenant was advised by Sawitar Estate Broker. "The decision to choose 7R Park Szczecin South was driven primarily by the quality of the facility, the ability to tailor the space to Procent Poland's specific needs, and the sustainable solutions implemented at the property," said Jarosław Stasiak of Sawitar Estate Broker.
The buildings will target BREEAM Excellent certification. The building leased by Procent Poland will be heated by heat pumps integrated with a 50 kWp photovoltaic installation, and will feature energy-efficient lighting controlled via a building management system and an ESFR K360 sprinkler system operating at 4.1 bar. "The new space will strengthen our operational capabilities, enhance the efficiency of our logistics processes and enable us to respond more effectively to the evolving needs of our customers," said Izabela Kujawska, Administrative Director and Employer's Representative at Procent Poland.
"Total modern industrial stock in the West Pomeranian region amounts to nearly 1.4 million sqm, while the vacancy rate remains at approximately 1.4%, the second-lowest in the country, compared with the national average of 7.3%," said Kamil Szabłowski, Senior Leasing Manager at 7R, adding that the long-term lease with Procent Poland confirms the rationale for developing the park.
